WHAT I ORDERED vs WHAT I GOT 😭

I wish I was joking.

The first photo is exactly how my new boards were designed to look. Elegant, understated, premium, with a dark timber post and hanging board.

The second photo is what has actually appeared outside one of my clients’ homes.

No post. No hanging board. Just… planted in a hedge.

I genuinely don’t know whether to laugh or cry.

After spending months creating my new brand and obsessing over every tiny detail, seeing my name sticking out of the top of a hedge was definitely not part of the brand guidelines. 😂

Joking aside, I am actually incredibly disappointed and, frankly, embarrassed.

My clients trust me to present their homes beautifully. Presentation matters enormously to me, so these boards simply do not represent the standard of my business or the service I provide.

To my clients who currently have one of these boards outside their home, I am so sorry. Please know this isn’t what I ordered, it isn’t what I approved, and I’m doing everything I can to get them replaced.

Apparently even estate agents can have their own “what I ordered vs what I got” moment.

Mine just happens to be displayed publicly around North Yorkshire. 🙈

So… HELP!

Because the beautiful board in photo one is what I ordered.

What a week!

On Wednesday, this beautiful home unexpectedly fell through.

On Thursday, it was back on the market.

By Friday, it was SOLD again.

This is exactly why I never stop building relationships with buyers. When sales fall through, having qualified buyers waiting in the wings can make all the difference.

Congratulations to my wonderful seller and to the delighted new buyers. Here’s to a smooth journey through to completion! 🥂

We had a fantastic turnout for our Show Home Opening today, with lots of people through the doors taking their first look around the development.

It was lovely meeting everyone, answering questions and showing you around the beautiful new show home — including those who came along just for a nosey! We absolutely encourage it. 🤍

INTEREST RATES HELD AT 3.75%

The Bank of England has today held the Base Rate at 3.75%.

So, what does that mean if you’re thinking about moving?

For buyers, stability is important. A hold gives a little more certainty when looking at affordability and planning your next move. Mortgage rates don’t move exactly in line with the Base Rate, but a more predictable interest-rate environment can help confidence.

For sellers, there is still genuine buyer demand. Buyers are active, but they are considered and price-conscious, which makes getting the price, presentation and marketing right from day one more important than ever.

And that’s exactly what I’m seeing on the ground.

Buyers are looking. Viewings are happening. Offers are being made. Homes are selling.

The property market hasn’t stopped, but strategy matters.

What a busy couple of days… and it’s only Tuesday!

Yesterday started with a site visit at Dalton Park, getting ready for Saturday’s Showhome Opening, followed by a lunch meeting and then an Open House at Aspen Close.

Today has been just as busy, two viewings this morning, followed by another viewing at Hunton Grange, which is proving incredibly popular.

And there’s plenty more to come…

Tomorrow, morning meetings followed by an Open House at Littlethorpe Lane, Ripon, 2–4pm.

Thursday, two valuations, both through recommendations, which is fantastic. There really is no better compliment than someone recommending you.

Saturday, Showhome Opening at Dalton Park, Dalton, 10am–2pm. I’m really looking forward to welcoming everyone through the doors.

There’s a lot of noise around the property market, but what I’m seeing first-hand is encouraging, buyers are looking, viewings are happening and good homes are attracting interest.

A very busy week, just how I like it.
