INTEREST RATES HELD AT 3.75%

The Bank of England has today held the Base Rate at 3.75%.

So, what does that mean if you’re thinking about moving?

For buyers, stability is important. A hold gives a little more certainty when looking at affordability and planning your next move. Mortgage rates don’t move exactly in line with the Base Rate, but a more predictable interest-rate environment can help confidence.

For sellers, there is still genuine buyer demand. Buyers are active, but they are considered and price-conscious, which makes getting the price, presentation and marketing right from day one more important than ever.

And that’s exactly what I’m seeing on the ground.

Buyers are looking. Viewings are happening. Offers are being made. Homes are selling.

The property market hasn’t stopped, but strategy matters.

What a busy couple of days… and it’s only Tuesday!

Yesterday started with a site visit at Dalton Park, getting ready for Saturday’s Showhome Opening, followed by a lunch meeting and then an Open House at Aspen Close.

Today has been just as busy, two viewings this morning, followed by another viewing at Hunton Grange, which is proving incredibly popular.

And there’s plenty more to come…

Tomorrow, morning meetings followed by an Open House at Littlethorpe Lane, Ripon, 2–4pm.

Thursday, two valuations, both through recommendations, which is fantastic. There really is no better compliment than someone recommending you.

Saturday, Showhome Opening at Dalton Park, Dalton, 10am–2pm. I’m really looking forward to welcoming everyone through the doors.

There’s a lot of noise around the property market, but what I’m seeing first-hand is encouraging, buyers are looking, viewings are happening and good homes are attracting interest.

It’s been an incredibly busy week, but these numbers tell a bigger story.

There are buyers out there.

Serious buyers. Motivated buyers. Buyers waiting for the right home to come to the market.

And when the right property launches with the right presentation, pricing and marketing strategy, we’re seeing results.

For my sellers, that means creating impact from day one, not simply putting a property online and hoping for the best.

SEPTEMBER PROPERTY MARKET UPDATE 🏡

What’s actually happening in the property market across Wetherby, Harrogate & the LS22 villages?

The answer is perhaps more interesting than the headlines suggest.

📍 LS22 remains remarkably resilient.
The average property sold for £527,881 over the last year, with recorded sold prices 14% higher than the previous year.

📍 Harrogate is a different picture.
The average sold price currently stands at £393,428, around 4% lower than the previous year.

So, what does that tell us?

There isn’t one property market. There are lots of very local markets.

Even within Wetherby, Collingham, Boston Spa, Linton and Harrogate, I’m seeing significant differences depending on the type of home, its position, presentation and, crucially, its asking price.

September traditionally brings renewed activity after the summer holidays, and buyers are looking.

But they are price conscious and selective.

The homes attracting the strongest interest are those that come to market with the right combination of:

Price. Presentation. Marketing. Strategy.

Overpricing and hoping the market catches up is increasingly difficult. Get the strategy right from day one, however, and there are still excellent results being achieved.

If you’re considering moving this autumn, now is the time to understand your market — not the national market.
