One person who actually answers.

You know the worst part of how most people experience estate agency? The handovers.

You build a rapport with one person at the valuation, then you're passed to someone in sales, then someone in progression, then a name you've never heard of chasing your solicitor. By the end, nobody really owns your move, and when things stall, everyone points somewhere else.

There is no single UK property market 🏡

There are about three thousand of them.

When the news says "house prices up 0.8%", it's an average of an average of an average. It tells you almost nothing about what's happening on your street.

Last month, Scotland's asking prices rose 4.3%. London prices were broadly flat. The South West showed strength. Inner city flats lingered. Family homes near good schools sold within days. Top end properties slowed as the new £2 million mansion tax announced in November's Budget started to shift behaviour.

That's not one market.

That's many. And in Wetherby, the truth of what's happening is on your road, not in The Times.

This is exactly why the local, hyperlocal agent matters. Someone who knows that the three bed semis on this side of the railway line have moved, but the same homes on the other side haven't. Who can tell you the difference between the schools, the catchments, the parking restrictions, the buses, and the new development planned that nobody's talking about yet.

National data is interesting. Local truth is what actually decides your move.

Ask your agent what's selling in your postcode this week. If they can't tell you, that's an answer in itself.

Some agents call professional marketing a luxury. The data calls it the difference.

When people see what proper marketing looks like, they sometimes ask whether they really need it.

Drone shots.
Twilight photography.
A walkthrough video.
A staged kitchen.
A floorplan with measurements.

Here's why they need it.
A property advert with at least 7 images gets twice as many enquiries as one with 3.

Listings with photos, a floorplan, a video and an exact location get up to 145% more detail views than listings with just photos.

Twilight photography doubles click through rates.

Staged homes sell for an average of 8% more, and 91% sell at or above asking price compared to 36% for unstaged.

Marketing isn't the icing. It is the cake.

Buyers in Wetherby are scrolling Rightmove on their phones, in bed, with about two seconds to spare per listing.

Your home has to earn the click, the second look, the booked viewing. The agent who skimps on photos isn't saving you money. They're showing you they don't care.

The Wetherby market update nobody really talks about…

In the last 3 weeks I’ve had two fall throughs at the top end of the market.

And honestly, they’re awful when they happen.

Not just because of the financial impact, but because of the emotion involved for everyone. The planning. The stress. The excitement of finding “the one.” Weeks and sometimes months of moving parts… suddenly gone, often with very little explanation.

The higher-end market around Wetherby, Collingham and the surrounding villages is still active, and good homes are still attracting strong interest. Buyers are taking their time to make the right decisions, which makes preparation, communication and strategy more important than ever.

What makes it harder is when nobody sees it coming.

Both buyers who pulled out this week were not my clients, so I had no visibility of what was happening behind the scenes. No opportunity to help. No chance to solve concerns before they became deal-breaking problems.

This is where I truly believe personal estate agency makes a difference.

Because I work so closely with my clients throughout the entire journey, I usually know if worries are building long before things become critical. Communication matters. Relationships matter. Progression matters.

Very often, problems can actually be solved when agents are close enough to the process to spot them early.

Property is never just a transaction. It’s emotional, personal and life-changing for the people involved.

This is exactly why I limit the number of homes I work with at any one time. Being hands-on throughout the entire process allows me to protect my clients as much as possible when challenges arise.
