Massive congratulations to Wojciech Onderski and his amazing wife Karolina Onderska and the rest of the team for going live with their 16 studio Apart Hotel Rugby - they have done so well bringing this iconic but tired building back to life!!

We’re now working on ‘STAGE 5 - SYSTEMISE’ where we work on the guest management and communication processes to make the day to day operations as slick as possible!

This is essential - on the first night of opening - they had 4 check ins!! 🤩🤩🤩

We’re going deep on the following topics;

1. CLEAR CONCISE CORRECT COMMS
2. DYNAMIC PRICING STRATEGY
3. GOOGLE BUSINESS PROFILE
4. OTA LISTING OPTIMISATION
5. LAUNCH STRATEGY
6. EAD MANTRA

Today I discussed structuring the purchase of a tired B&B with a mentee. We covered the split between the agreed purchase price;

The Property

The Business / Going Concern

Fixtures and Fittings

There are pros and cons to how the agreed purchase price can be divided.

Another aspect to discuss is the split for the vendor between their principle primary residence and the business portion of the property.

Getting these figures agreed at the start of the process is fundamental and can make a big difference to the level of tax you and the vendor pay.
