In response to the data published today which showed that on a seasonally adjusted basis the number of UK residential transactions in August is 93,630, 2% higher than August 2024 and 2% lower than July 2025, Nick Leeming, Chairman of , comments:

“August’s figures point to cautious momentum, with the number of transactions on annual basis now having risen for two years in a row. While a modest annual uplift, completions are moving in the right direction, buoyed by improving affordability conditions and a pragmatic commitment from buyers and sellers to move forward. The market remains sensitive to economic events and international decisions, but the easing of has helped to restore confidence.

“We may still be a distance away from the , yet speculation around is already weighing on the market. Proposals under consideration include replacing with a on homes over £500,000, potentially shifting the burden to sellers. While this could improve mobility for buyers, it risks discouraging among older homeowners, a part of the market our research revealed is highly sensitive to stamp duty changes – our latest insights highlighted stamp duty relief for downsizers could bring over half a million homes to the market within just 12 months, delivering much needed market fluidity and wider economic activity.

“For now, the market can take comfort in the continued completions and sustained . Though, further momentum will depend on a stable economic backdrop and thoughtful policy decisions that support movement, rather than undermine it.”

In response to the HMRC published on 31st July, which showed that on a seasonally adjusted basis the number of UK in June is 93,530, 1% higher than June 2024 and 13% higher than May 2025, Nick Leeming, Chairman of , comments:

“While the surge in activity seen in March is unlikely to be repeated, the market remains steady for now, with completions progressing at a healthy pace, though regional variations continue to influence transaction timelines and completions. The full market picture is one that points to both an increase in demand as well as supply, with an upward trend of agreed sales likely to be reflected in figures in the coming months as loosens.

“Across the Jackson-Stops network, our national figures show the mid to high end market remained steady in June, particularly across historically rich, well-connected market towns like Bury St Edmunds, Chichester and Colchester. We are seeing a seasonal uptick of prime launch to market reflecting sustained buyer appetite for areas that blend heritage with accessibility. Similarly, high completion levels in Colchester, Hale, Northampton, and Sevenoaks highlights the continued demand for lifestyle-led, commuter-friendly areas.

"We expect market activity to hold steady in the coming months unless further stimulus is introduced such as interest rate cuts or targeted government incentives. For example, Jackson-Stops’ recent analysis of the market shows that could unlock up to half a million homes within a year, offering an immediate boost to supply, transactions and tax revenues."
