Certainly have a project on my hands here!
Alongside the coffee and cocktail bar development, I’ll be bringing the first and second floors back to life with a high-end 8-bed HMO.

I’m toying with the idea of vaulted ceilings — exposing those king post trusses could add so much character to the space. But it’ll definitely be a challenge from a fire compliance and ventilation perspective.

What do you think — worth the extra effort? Any experts out there with experience on vaulted ceilings in HMOs?

When someone says it can’t be done.. show them it can 💯

Ceiling prices are a very good marker for property values, but don’t be 100% governed by them, they can be broken, permitting you deliver a high end finish and bespoke product.

In this case the ceiling price was blown out the water.. which is only positive for all property prices in the area, as you now have a £380k SOLD comparable 😮‍💨

To say I’m proud of the result is an understatement. For years I drove passed this house on the way home and always said ‘one day I’ll buy that’ well exactly 12 months ago to the day (14th March) that happened, I got the keys to this property and set my sights on bringing a top end property to the market and that’s exactly what I did. Then sold it exactly 12 months later on the final day of a 12 month bridge term, which is far too close for comfort 🥵 but nevertheless, we got the job done.

A massive thank you goes to and his team at who have been instrumental in achieving a sale in just 12 weeks, that’s from market to completion, I genuinely don’t think another agent could’ve pulled that off 👏

Also a massive thank you once again to everyone that worked on the project.

Before you ask, no there’s no filter being used on these photos 😅

Been quiet with this project but we’ve made good progress, opening the kitchen/diner up, building a new downstairs wc/utility and merging the toilet and bathroom are just some of the alterations we’ve made, we should be just a few weeks away from going to market 🤞🏻

IT’S GIVING SCANDI VIBES 🔥

300 natural stone floor tiles, brushed, hoovered, sealed x3 and stain blocked.. but we can’t take the credit for laying them, we left that to the professionals.

A long old process but one certainly worth it, no doubt I’ll be using these Marlborough Terracotta natural stone floor tiles again from , the final look and finish is exactly what we’d hoped and visioned.
