What You Need to Know if You’re a West Cornwall Landlord

The Government is introducing a new Private Rented Sector (PRS) Database, which will require you to register yourself and your privately rented properties.

The scheme is being introduced gradually across England, starting in December 2026, with all properties in scope required to be registered by 14 November 2027.

As a West Cornwall Landlord, there are two dates you need to put in your diary: 15th August 2027 and 14 November 2027.

If you are one of our Landlords, please don't panic, we'll be keeping you updated, will be here to support you and will be providing regular remiders of deadlines. Thankfull, we're the last region to go live, so any 'teething problems' should hopefully be ironed out by the time this legislation affects us (that's my little theory anyway!!).

Renters Rights Act, quick update for Landlords:

For all self managed landlords, please remember to send the Government new information sheet to your tenants before the end of May 2026..

If you have 2 or more tenants on the tenancy agreement, you must send to each of them. You can post it and if you do so, I'd suggest sending recorded delivery. Or you can email it and ask for confirmation of recepit.

Keep the proof of sending and preferably proof of receipt. This latter bit isn't a legal requirement but it might save you having to try to prove you sent it down the line.

If you are one of our landlords, rest assured, we are sending this out to your tenants. I've already started and am hoping to have the document out to all our residential tenants by the end of April. The deadline for issuing is the End of May.
