There are always plenty of moving parts behind the scenes between agreeing a sale and finally handing over the keys, so it’s such a good feeling when everything comes together.

Marketing day is SO much more than turning up with a camera…

About a week before, I’ll come round and we’ll walk through your home together, looking at anything we can declutter, tweak or enhance before the shoot.

Then on the day itself… I always tell my sellers to go out and leave us to it.

We’ll spend around half a day styling, photographing and filming, capturing drone footage and creating the floor plan.

It’s all about making sure your home looks its absolute best from the moment it launches 🤍

I always say that the headlines only tell you part of the story…

Yes, asking prices have fallen this month, but buyers haven’t disappeared. In fact, buyer demand is up.

What I’m seeing is a market where buyers have choice, which means getting your price, presentation and marketing right from the very beginning really does matter.

Would I tell you not to sell right now? Absolutely not.

I’d tell you to make sure that when your home comes to market, it’s the one buyers want to see.

“It’s a bad market…” Apparently. 🙄

If I had a pound for every time I’d heard that recently…

The truth? Homes ARE still selling.

Homes are still selling across Heathfield, Hailsham, Uckfield, Crowborough and the surrounding East Sussex villages, but yes, the market has changed.

Buyers have more choice, which means getting your asking price, presentation and property marketing right from the very beginning matters more than ever.

One of the biggest mistakes I see is sellers launching too high just to “see what happens”, then making reduction after reduction when the interest isn’t there.

You don’t want to spend months chasing the market down.

The aim is to launch your home with the right strategy, create interest while it’s fresh to the market and put yourself in the strongest possible position to achieve the best price.

So, is it a “bad market”?

No. It’s a market where strategy matters.
