Property: An Mordros Hotel

Scope of Works:

* Removal and disposal of incorrectly installed industrial guttering to the front elevation of the property.
* Supply and installation of new deep flow guttering system suitable for the property and rainfall requirements.
* Relocation of existing outlet and downpipe position to prevent obstruction of the main/front entrance door.
* Reconfiguration of rainwater discharge to ensure effective drainage away from the entrance and building fabric.
* Installation of new downpipe in an appropriate position to stop water ingress/egress issues affecting the property.
* Ensure rainwater is safely directed away from the building to prevent water pe*******on into the property.
* All works to be completed to a professional standard and in accordance with current building regulations and good roofing/drainage practice.
* Removal of all waste materials from site upon completion.

Complete exterior restoration works to include a full hypochlorite soft wash treatment to remove moss, algae, mould and organic growth from all affected surfaces. Areas to be pressure washed thoroughly where suitable to remove dirt, loose coatings and contamination.

All defective, flaking or unstable paintwork to be scraped back and mechanically prepared. Surfaces to be stabilised/sealed with appropriate stabilising solution/primer to ensure adhesion and longevity of coatings.

Following preparation, all specified surfaces to be fully repainted using suitable exterior-grade coatings, applied in accordance with manufacturer recommendations to achieve an even, durable finish.

Works to include:

* Full hypochlorite clean/treatment
* Pressure washing of applicable surfaces
* Scraping and preparation of loose/flaking paint
* Stabilising/sealing of prepared areas
* Full repaint of prepared surfaces
* Removal of debris and tidy completion of works

Removed existing roller shutter door and associated framework to open up the bay area. Safely dismantled and cleared all redundant materials from site.

Installed new steel framing to infill the opening and provide support for cladding. Continued installation of metal sheet cladding to match existing building profile, ensuring alignment, weatherproofing, and a consistent finish across the elevation.

Works were completed using appropriate access equipment (forklift used as a working platform) and standard tools for cutting, fixing, and securing metal sheets. All materials were fitted securely and checked for stability and finish.

Site was left clean and tidy upon completion, with all waste materials removed or stored appropriately.
