Buying in Thailand? Here's What Actually Adds Up

The listing price is never what you actually pay. Here is where the real cost of buying in Thailand shows up.

Transfer fee: 2% of the appraised value, usually split between buyer and seller. On a 10,000,000 THB (227,000 GBP) villa, that is 200,000 THB (4,500 GBP) before anything else.

Specific business tax or stamp duty: 3.3% if the seller has owned under 5 years, or 0.5% stamp duty if they have owned longer. Never both. This one catches buyers off guard because it depends on the seller's timeline, not yours.

Withholding tax: calculated on a sliding scale based on the appraised value and years of ownership. Sellers often try to push this onto the buyer, so know who is paying what before you sign.

Legal and structure fees: if you are buying via leasehold or a company structure, budget for a proper lawyer to draft and register it correctly. This is not the place to cut corners.

Ongoing costs: sinking fund contributions, common area fees for gated developments, and property tax, which are often skipped in early conversations and then come as a surprise after the keys are handed over.

None of these numbers are fixed. They move depending on the property, the seller, and the structure you choose, which is exactly why buyers need someone doing the maths before an offer goes in, not after.

Living Between Indoors and Out

Some rooms make you choose between comfort and the view. This one doesn't ask you to.

The living space in this Hua Hin pool villa opens fully to the terrace through a wall of sliding glass, so the boundary between lounge and pool deck all but disappears. Sink into the boucle sofa, layered with cushions in soft sage and teal, and the water is still part of the room.
