According to a survey by Landbay, fewer than 20% of landlords use property management companies, and only a quarter use estate agents.*

Over half manage their properties as a full-time job, often treating it as a career.

Despite managing their properties themselves, landlords spend a significant portion of their rental income on management, sometimes more than those using estate agents.

To increase your return on investment as a landlord, property improvements can lead to higher capital returns and rental revenue. Here are cost-effective improvements to consider:

Outdoor spaces
Comfortable seating and low-maintenance gardens add appeal. For limited spaces, think creatively with features like vertical gardens or small dining sets.

Increase energy efficiency
Energy-efficient upgrades like LED lighting, better insulation, and efficient shower heads reduce tenant costs and increase demand.

Improve the kitchen or bathroom
Full refurbishments are expensive, but smaller upgrades like regrouting, repainting, new flooring, and better lighting can also significantly enhance these spaces.

Tenant referencing is a crucial process conducted by a letting agent on the landlord's behalf to ensure the tenant is responsible and financially stable.

It helps reduce the risk of future disputes and financial losses, and most landlord insurance providers require proper referencing checks.

The process includes a soft credit check, employment and income verification, previous landlord references, and a Right to Rent check. If a reference fails, landlords may reject the rental application and search for more suitable tenants.

The process can take anywhere between 48 hours and two weeks.

First-time buyer mortgage payments have increased by 61% since the last general election in 2019, highlighting the need for greater support for home-movers and first-time buyers.*

This rise has outpaced income growth, leading many first-time buyers to consider longer mortgage terms or cheaper properties.

According to new research from the Mortgage Advice Bureau, 81% of prospective homebuyers plan to enhance their homes' energy efficiency to lower utility bills amid rising living costs.

Additionally, 22% hope for better mortgage deals, 36% seek improved liveability, 32% want increased resale value and 44% are motivated by environmental concerns.*

However, 51% cite high costs and interest rates as major barriers.* To address this, collaboration between the government and financial institutions has been suggested, including incentives and enhanced green mortgages.

When deciding which offer to accept for your home, it's crucial to consider more than just the highest price.

Accepting the first offer might be wise if your home has been on the market for a long time or if you need a quick sale. However, holding out could yield better offers.

If multiple offers come in, choosing the buyer in the best position to close quickly or moving to sealed bids might be advantageous.

Exchange and completion are the final phases of a property sale.

At the point of exchange, the property sale becomes legally binding, and the buyer becomes the legal owner of the new home. When exchange contracts are exchanged, both parties' solicitors confirm their signatures and the date of completion.

Completion marks the day the home legally belongs to the buyer, with the deposit transferred to the seller's solicitor, ownership transferred through the Land Registry, and the seller vacating the property.
