Removing mould is not the same as solving a mould problem.

Under Awaab’s Law, where a significant damp and mould hazard is identified in social housing, the responsibility goes beyond dealing with what is visible.

Landlords must make the home safe within the required timeframe and take steps to prevent the hazard from recurring.

A mould wash may deal with the immediate surface growth. But if the underlying source of moisture isn’t properly investigated and addressed, the conditions that allowed the mould to develop may still be there.

Treat the symptom, and it may return.

Your house might feel perfectly dry right now.

Come late autumn, that can be a very different story.

As outdoor temperatures fall, so do the temperatures of our walls, windows and other internal surfaces. The moisture we're continually adding to our homes suddenly has more opportunities to condense.

And that's when the familiar signs start appearing.

Water on windows. Mould behind furniture. Black spotting around reveals and cold corners. Damp patches that seem to appear from nowhere.

The important point is that the amount of moisture you're producing may not have changed. The conditions inside the building have.

That's why condensation isn't simply a question of "too much moisture". It's about the relationship between moisture, temperature, ventilation, air movement and the building fabric itself.

Understanding that relationship is far more useful than repeatedly wiping away condensation or treating mould after it appears.

Black mould gets our attention. And rightly so.

But the mould itself isn't the diagnosis. It's a warning that the conditions within the building have changed.

Mould spores are already present in our homes. Most never develop because the environment doesn't allow them to. When humidity remains elevated, surfaces stay cold and ventilation is insufficient, those conditions can change.

The black mark on the wall is often simply the moment an environmental imbalance finally becomes visible.

Cleaning mould matters. But understanding why it was able to grow in the first place matters more.

A damp and mould investigation isn't only about the building. It's also about the people living in it.

Under Awaab's Law, social landlords in England must consider the individual circumstances of their tenants when assessing the seriousness and urgency of a hazard.

That matters because exposure to the same conditions may not carry the same level of risk for everyone.

Age, existing health conditions, disabilities and other circumstances can make an occupant more vulnerable to the effects of damp and mould. So an assessment needs to consider more than the size of a mould patch or a set of moisture readings.

It needs to consider the building, the environmental conditions and the people occupying the home.

For social landlords, that makes thorough investigation and good information particularly important. For tenants, it means their individual circumstances should form part of the assessment of risk.

Did you know some of the strange symbols carved into old buildings were intended to keep evil out?

Known as Witches’ Marks, or apotropaic marks, these symbols can still be found scratched and carved into the timber, stone and plaster of historic buildings.

They were often placed around doors, windows and fireplaces. These were considered vulnerable points where witches, demons or other malevolent forces might find their way inside.

Among the most recognisable are daisy wheels or hexafoils, created using overlapping circles, and VV marks, sometimes interpreted as an invocation of the Virgin Mary: Virgo Virginum, or “Virgin of Virgins”.

So if you spot one in an old building, it probably wasn’t left there by a witch.

It may have been put there to stop one getting in.

Awaab’s Law is changing how damp and mould must be dealt with in social housing.

For social landlords in England, there are now statutory timescales for investigating significant damp and mould hazards and, where a significant hazard is identified, making the property safe.

But meeting a deadline is only part of the picture.

A meaningful investigation needs to establish why the damp or mould is occurring in the first place.
Leaks, defective drainage, building defects, inadequate ventilation, cold surfaces, moisture generation and changes to the building fabric can all contribute. Sometimes there is more than one cause.

Getting that diagnosis right matters, because the right remedial action depends on understanding the problem properly.

For tenants, that means concerns should be taken seriously and investigated within defined timescales.
For social landlords, it means having clear evidence, an accurate diagnosis and an appropriate plan of action.

Imagine sitting beside someone’s sickbed in a silent house… and hearing a mysterious ticking coming from the walls.

That’s where the Deathwatch Beetle got its rather sinister name.

Adult Deathwatch Beetles communicate by tapping their heads against timber, producing a distinctive ticking sound that can carry through the structure of an old building.

Centuries ago, that sound was sometimes heard during the quiet night-time vigils held beside the sick and dying, known as death watches.

With no obvious explanation for the ticking coming from within the timbers, folklore turned it into something altogether more ominous: a warning that death was approaching.

The reality is rather less supernatural. The tapping is associated with communication and courtship between beetles.

But if you hear it coming from the timbers of an old building, it’s probably still worth investigating.

We used to underestimate asbestos too.

For decades, its presence in buildings was accepted long before the scale of the health risk was fully understood.

Today, we know that damp buildings can provide conditions in which moulds such as Aspergillus can thrive. For most healthy people, exposure will not lead to aspergillosis, but for those with existing lung conditions or weakened immune systems, the consequences can be serious.
