Another inspection today and another one where actually it's not an inherent defect as such, nor being caused by the occupant.
The classic lifestyle line that people try and pull, jjust doesn't cut it anymore! It needs to stop.
A lack of insulation and poor practises at the time of construction with regards to insulation.
If you only had 100 mm of insulation and that is now flattened, then essentially, you have no insulation in your attic.

This is an update to further investigation on a previous inspection.
So, long one this, but there has been a large amount of 'damp proofing' work carried out here previously, by way of chemical injection and re plastering using a waterproof backing coat, etc. Standard stuff you get told you need. Some bits have been done twice!
The original timber floors have been removed and replaced with concrete also at some point, as I suspect it was rotten.
In amongst all the thousands spent, nobody had thought to actually address the cause of where all this extra moisture was coming from, only ever symptoms.
Damp stains to walls, timber rotting on stairs and random patches appearing on internal walls at lower levels.
There must be water from somewhere! Given the age of the property, it was unlikely it was ever built with a physical dpc and I could not find evidence of one, there are several attempts at chemical injection, all carried out incorrectly incidentally. But, low and behold some collaborative investigation in more than one property and there we have it.....tracked back the highest readings and visual evidence, the most obvious cause an old lead water main in the corner, with some suspect looking plaster adjacent!

Second one has an area of definite wet, fungi are a give away! But a lot more to this property, there was an extreme lack of insulation, what was in the attic was compressed beyond any use. Once compressed begond a point insulation is fairly pointless its the air in it that gives a large part of the thermal quality, so be careful when boarding an attic space.
Also, an area of flat roof here too as per one pic surface temp was horrendous!

There are so many attributable factors though that often are not solely down to the person, they are often a combination of the 2.
People have to adapt to different buildings and buildings need to be looked after!

So it has been a long time since I've posted anything.
This is due to new ventures taking more of my time than I had anticipated! BUT..... it does mean there is a new line of surveys I can now offer with the potential for expansion....

It's been a while. The end of the 'busy season' is upon us.......luckily! But damp in all its forms unfortunately never goes away. A prime example, yes it is condensation related but why.....
Leaky downpipe on the outside making the wall cold and wet, hence the condensation forming on that area. If you have mould you have excess moisture from somewhere (or a particularly cold wall.)
