Talk to your tenants explain it is not a free rent period but a deferred payment option, a loan due in full at the end of the tenancy. The government and media haven’t been completely open and explanatory in their delivery or mortgage payment holidays; many tenants have taken the term and run with it, not understanding the implications of increased interest and monies still being owed at the end of the term.

Keep communicating with your tenants, part payments are always better than no payments, and in this unprecedented time we have to be flexible where possible. You catch more bees with honey.

While the NRLA believes flexibility is necessary during these unprecedented times, it wants to see the government better publicise its guidance that tenants must still meet their legal and contractual obligations where they can - including paying rent.

In a nutshell, general consensus is wait a minimum of 4 days before conducting checkout but under 4 weeks (or claim Invalid)
Contactless delivery of keys - Do not meet tenants
Broad estimate of works can be done via email
Extensions can be given on ‘evidence gathering’ timescales
