Could this finally be the start of a smoother way to move home?

Today’s news about proposed changes to the buying and selling process has certainly created plenty of discussion.

Anything that improves transparency, reduces delays and helps stop sales falling apart at the last minute has to be welcomed.

According to Rightmove, more than 1 in 5 agreed sales currently fall through. After 34 years in estate agency, I know that finding a buyer is only the first step. Getting safely to completion is what really matters.

Preparation is key. Identifying potential issues early means fewer surprises, less stress and more confidence for everyone involved.

Quietly, behind the scenes, we have been working on something very exciting based on exactly this principle.

The best feature in your home might be the one you don’t even notice anymore.

It happens all the time.

When you live somewhere every day, you stop seeing the little things that made you fall in love with it in the first place.

Sellers often say:

“The kitchen probably needs replacing.”
“We never got around to decorating that room.”
“The bathroom is a bit dated.”

Meanwhile, the buyer is thinking:

“I love those beams.”
“The garden is beautiful.”
“Imagine waking up to that view.”
“There’s space for the dogs.”
“That workshop would be perfect.”

After more than 30 years as an estate agent, one thing I know is that buyers are all looking for something different.

Someone’s “too rural” is another person’s dream escape.

An older property might not be perfect, but the right buyer may be searching for character, history, original features, gardens, land, views, a village location, a home office, a workshop, or simply somewhere that feels special.

Good property marketing is not just about listing bedrooms and measurements.

Could mortgage changes open the door for more buyers?

An interesting article in The Negotiator today reports that the Financial Conduct Authority (FCA) is consulting on proposed changes to mortgage rules, with the aim of helping some people who currently struggle to access borrowing.

The proposals could give lenders more flexibility to look at a person’s full circumstances, rather than relying on a rigid “computer says no” approach. This may help some first time buyers, self employed people, older borrowers and those with more complex circumstances.

Over the years I have met many people who have successfully paid rent every month, sometimes at a level similar to or higher than a mortgage payment, but have struggled to get onto the property ladder because they don’t fit standard lending criteria.

Responsible lending and affordability checks are, of course, essential. Nobody wants a return to irresponsible borrowing, but a more individual approach could potentially help many capable buyers who are currently missing out.

The FCA consultation runs until 28th July 2026, so it will be interesting to see what happens next.

What do buyers REALLY say after they leave a viewing?

It’s the conversation sellers almost never get to hear.

People are usually polite when they are standing in somebody’s home, but after more than 30 years as an estate agent, I can tell you the real conversation often starts once the car door closes.

Sometimes it’s practical.

“The parking worked.”
“The stairs were too steep.”
“The hallway felt dark.”

But often, especially with character homes, country cottages and lifestyle properties, it is something completely different.

“I could see us living there.”
“That view was amazing.”
“It just felt like home.”

One of the biggest things I have learned is that sellers often worry about things buyers don’t.

An older bathroom or dated kitchen might feel like a problem, but the buyer may still be thinking about the orchard, the workshop, the garden, the wildlife, the countryside views or the peaceful location.

Because people don’t just search for bricks and mortar.

They search for:
“I want somewhere with space.”
“I want countryside walks from my door.”
“I need a workshop or home office.”
“I want a garden for my dogs.”
“I want a different way of life.”
