Why does Rent to Serviced Accommodation (R2SA) benefit Landlords?

With a traditional buy-to-let property having assured Tenancy Agreements of around 6 months to 2 years, there can often be void periods where there is no tenant in the property. This can cause landlords to lose income and profit on the property during the empty period.

R2SA has a longer management agreement in place (for us we offer 3-5 years) that replaces a regular Tenancy Agreement. This means that landlords have a steady and reliable cash flow.

Another benefit is that properties have an increased chance of being properly maintained and looked after.

Normally, within a rental property, there is often wear and tear, such as scuffs and marks which are frequently left unattended.

However, with us specialising in R2SA particularly (AirBnBs, short-stays etc) these are repaired regularly. This is because the better a property looks and feels, the better it is for repeat service and positive customer reviews.

R2SA is on the rise and is becoming extremely popular with landlords, and with assured rent for multiple years you can see why!

Decent Homes Standard: What Landlords Must Know

The Government is preparing to extend the Decent Homes Standard to the private rented sector for the first time. A version of this standard has applied in the social housing sector for more than 20 years.

To meet the current definition of ‘decent’, a home must be free from serious hazards as defined by the Housing Health and Safety Rating System (HHSRS).

Although the new standard has not yet come into force, landlords should take steps now to prepare:

* Carry out regular property inspections at least once every 6 to 12 months
* Pay close attention to common issues such as damp, heating and ventilation
* Review EPC ratings and begin planning for energy efficiency improvements
* Ensure all gas, electrical and fire safety certificates are in place
* Keep clear records of maintenance and repairs
* Work with a qualified letting agent to stay informed on upcoming changes

Energy efficiency will also come under further scrutiny. Whilst the current minimum EPC rating is E, the Government is expected to increase this to C in the coming years. Landlords considering buying or renovating should start factoring in those requirements now.
