The average rent in the UK at the end of April 2022 was Β£1,091 pcm (per calendar month), up 9.5% on the same time last year and up 1.2% from March.

Positive annual and monthly change in rental prices have been recorded in every region. London has seen the highest increases: annual (14.2%) and monthly (1.9%).
After London, the regions which have recorded the highest annual rises are Scotland (12.3%), North West (11%) and South West (8.4%).

Running costs and broadband present the biggest gap between tenants and landlords in terms of what they view as important when a property is marketed to rent.
87% of tenants consider running costs, and 79% broadband speed, important in marketing literature, this falls to just 67% and 57% of landlords respectively.
Affordability is the number one priority for renters in the wake of COVID-19, while a rise in home working and blended working patterns place more emphasis on broadband speed.
Agents should ensure they have the relevant information available for landlords on costs, internet speeds and providers operating in their area in order to offer the best service possible.

Priorities have changed for over a quarter of tenants following the pandemic, according to The Property Academy Tenant Survey 2020.
The Survey, based on 14,000 tenants, found that over two thirds of tenants said affordability (68%) and a garden (67%) had become more important than they were pre-lockdown.
With the government encouraging working from home, it is no surprise that 63% of tenants said broadband speed was more important and 61% said space to work from home was more important.
Landlords should consider renters priorities, for example; assisting access to fast broadband, providing office furniture, and assessing rental values could help keep tenants happy. Source: Dataloft, Property Academy
