Part 3.
The problems nobody really talks about πŸ˜…

By this point the project was fully moving forward… but together with the work came a huge amount of problems we honestly weren’t fully prepared for πŸ˜„

One of the biggest problems was logistics.

The house was located almost in central London, right near the Underground, with terrible parking and very awkward access.

At times I was basically driving into the courtyard almost through the entrance area near the Tube station, where loads of people were constantly walking past πŸ˜…

People looked at me with complete confusion when I was practically driving next to the station entrance.

And getting back out afterwards was another adventure πŸ˜„

Every delivery became a mission:
β€” where to stop
β€” how not to get a parking ticket
β€” how to unload materials
β€” how to carry everything into the house

At one point our plasterboards were delivered to the other side of the road, and we had to carry them manually across the traffic lights πŸ˜…

Because the project constantly changed, materials were always running out too.

Most days looked something like this:
β€” Jewson
β€” MP Moran
β€” Toolstation
β€” Screwfix
β€” paint shops
β€” plumbing suppliers
β€” electrical suppliers
β€” back to site
β€” realise something is missing
β€” go buy more materials again πŸ˜…

At some point it felt like we spent half our lives driving around London searching for materials and tools πŸ˜„

Storage became another huge problem.

The project got so big that tools, cables and materials were literally everywhere.

Because the house had multiple floors, finding anything became an adventure πŸ˜…

Someone moved the tools.
Someone took extension leads downstairs.
Nobody knew where the charger was.

Sometimes we spent more time looking for things than actually using them πŸ˜„

And then another challenge started:
people.

Finding workers for a large renovation sounds easy in theory.

In reality? Not really πŸ˜…

Some people worked well.
Some wanted big money immediately without proving their skill level.
Some talked a lot but worked very slowly.
Some enjoyed smoking and drinking more than actually renovating the property πŸ˜„

Some proudly spoke about their β€œ20 years of experience”, but in reality couldn’t even properly organise their own work.

So besides the renovation itself, we constantly had to:
β€” organise workers
β€” manage tasks
β€” control work quality
β€” solve conflicts
β€” redo work after certain β€œspecialists”

And honestly, we lost both time and money trying to build the right team.

The client was also heavily involved in the project, which is understandable for a property of this level. But because many ideas kept changing during the renovation, the project constantly evolved.

Some tasks had to be redone multiple times.
New works kept being added.
Priorities changed πŸ˜…

And of course all of this affected:
βœ”οΈ timelines
βœ”οΈ stress
βœ”οΈ organisation
βœ”οΈ budgets

Sometimes it felt like new problems were appearing faster than we could solve them πŸ˜…

At times the whole house looked like complete chaos:
β€” dust everywhere
β€” open ceilings
β€” exposed cables
β€” tools in every room
β€” materials spread across multiple floors πŸ˜„

And then… there were the rats πŸ€πŸ˜…

Technically they were already there before us. But because of the amount of rubbish and construction work, we started seeing them much more often.

At one point it honestly felt like they wanted to join our renovation team too πŸ˜„

In the end we almost defeated them… but they definitely tested our nerves πŸ˜…

Despite all of this, the project slowly kept moving forward.

Looking back now, I realise this project taught us much more than just renovation work.

It taught us:
β€” organisation
β€” problem solving
β€” working with people
β€” logistics
β€” planning

Now I realise that this was the project where we truly started understanding what large-scale renovations really look like from the inside πŸ˜„

Part 2.
How this London project actually started πŸ˜…

So… we finally took on the project and started getting everything moving.

At first we arrived in London with a very small team and, honestly, we still didn’t fully understand how we were even going to manage a house of this scale πŸ˜„

At that time, this was the biggest project we had ever taken on in the UK πŸ˜…

The first days looked something like this:
β€” unloading tools
β€” buying materials
β€” clearing rooms (cleaning up after previous tenants so we at least had somewhere normal to sleep, eat and live)
β€” trying to organise storage
β€” and constantly thinking: β€œWhere do we even start?” πŸ˜…

The house was so big that sometimes we spent 10–15 minutes just trying to find a tool or another person somewhere on the different floors πŸ˜„

One of the main tasks from the beginning was the electrical work.

We had to:
βœ”οΈ move sockets
βœ”οΈ install new lighting
βœ”οΈ run new wiring
βœ”οΈ cut channels into walls
βœ”οΈ drill through ceilings and floors
βœ”οΈ prepare everything for future lights and switches

Since the electrician from Hull didn’t come with us, we had to find a specialist in London. At some point we found a Ukrainian electrician and started working together.

We were cutting channels into the walls, drilling holes for sockets and preparing everything for the wiring, while he was pulling cables and connecting the system.

There was also a huge amount of plumbing work:
βœ”οΈ replacing pipes
βœ”οΈ reworking old plumbing
βœ”οΈ installing baths, sinks, toilets and taps
βœ”οΈ preparing bathrooms and kitchen areas

And then another separate challenge started πŸ˜…

During the day we worked on the site, and in the evenings I was still sitting and dealing with materials:
β€” what to buy
β€” where to buy it cheaper
β€” what was better to order online
β€” which tools we still needed
β€” which materials would work best for specific tasks

And honestly β€” that alone took a huge amount of time.

At that point we still didn’t fully understand how much chaos, stress and unexpected problems a large renovation project in London could create πŸ˜…

But step by step the project slowly moved forward.

And honestly β€” despite all the chaos β€” this project gave us a huge amount of experience.

Looking back now, I realise this project really levelled us up πŸ˜„

Part 1.
How we started renovating a 4-floor house in central London… and nearly fu**ed ourselves πŸ˜…

A huge property with a basement, lounge area, garden, and a sale price of around Β£1.3–1.5 million πŸ‘€

The previous builders were sleeping, smoking w**d and drinking alcohol right on site.

And at that point, we didn’t even really have a proper team ready for projects of that scale πŸ˜„

Honestly? Back then we didn’t fully understand what we were getting ourselves into.

Time to show one of the most interesting projects we had in 2025.

A full renovation of a historic residential property in Kennington, London β€” including major internal restoration and refurbishment works throughout the house.

We first met the client in Hull, where we had done a few smaller jobs for him before. He also owned property in London, and at some point he asked us to take on a much more serious project.

The house had been in his ownership for many years, but eventually he decided to prepare it for sale.

To be honest, me and my partner had serious doubts at the beginning πŸ˜„
It was far from home, and at that time we didn’t yet have a team ready to move to London and live there for several months during the works.

For us, this was the first project of this scale in London.

We travelled to London multiple times:
β€” inspected the property
β€” calculated the scope of works
β€” planned how to organise everything
β€” worked out budgets and renovation stages

The house was already under renovation, but the previous teams honestly worked terribly. The owner was often away from the property, so the situation became pretty typical πŸ˜…

People spent more time sleeping, smoking w**d and drinking than actually working.

At some point the client got fed up with it all and decided to find a team that would actually work instead of just β€œbeing on site”.

In the end, we took full control of the property and slowly started rebuilding and organising the entire process.

This project included almost everything:
βœ” electrical works
βœ” plumbing
βœ” plastering and painting
βœ” restoration of doors, skirting and woodwork
βœ” vinyl flooring and engineered wood flooring
βœ” interior and exterior works
βœ” tiling at the front entrance and back garden
βœ” gate installation
βœ” roof repairs
βœ” door replacements
βœ” installation of a new kitchen worktop
βœ” a large amount of electrical upgrades
βœ” preparing the house for sale

In the end, we earned very little money from this project πŸ˜…
But we gained a huge amount of experience, content, stress, mistakes, and understanding of how large renovation projects in London actually work.

And this was only the beginning πŸ‘€
