ARE YOU IN PROPERTY? ARE YOU CARRYING OUT A REFURB?

Refurbs are difficult to get right. I mean you have probably sat through some property training which has showed you the glitz and glamour of property investing.
The showcase of all the great projects, getting all your money out deals, that back to brick refurbs cost £500 and that property investing is an easy way to financial freedom.
The problem is, most property training I have seen, skips over the really difficult part, the part where you can make or break your investment, the REFURB.
See most courses tell you that you should take a builder on viewings with you to give you an idea of cost and by the way you might have to pay them for their time and expertise.
BUT
Those same courses also tell you that you may need to view 50 properties to get 1 offer accepted.
Then once, you do get an offer accepted, that’s when the fun and games really start. You need to build your “POWER TEAM” of trades.
Some of whom are probably mates, which is a terrible idea.
Then you are probably going to tell them you want to refurb it to a buy to let standard and nothing else.
The work will start, costs will go up, the time will increase and worst of all, that “POWER TEAM” you had built will probably let you down, not turn up when they are supposed to or maybe even ignore your calls forever.
That’s before we even touch on Health and Safety Law governing construction which if breached can result in average fines of £70,000 which you as a “Commercial Client” could be liable for.
But we will leave that for another day.
The reality is, Project Management and Successful Project Delivery are not rocket science. All you need to do is follow a process.
A process that has been tried and tested on multiple projects and tweaked and honed over time.
