At Arrow, we believe good planning is about more than securing permission, it's about helping to create places that work well for the people who use them now and for the future. To us, unlocking potential does not always mean starting from scratch. Sometimes the opportunity is already there in an existing building, a previously developed site or a space that is no longer working as well as it could.

We believe that with the right planning approach, these places can sometimes be adapted, repurposed or improved to meet changing needs. Sustainable development can start with making better use of the places we already have. That might mean bringing a vacant building back into use, changing how a site functions, improving existing premises or finding a new role for underused land.

What does 'planning potential' actually mean?

It’s a phrase that gets used a lot in property and development, but it means so much more than whether a site already has planning permission. Understanding the planning potential of a site means looking at the bigger picture.

A site that looks straightforward on paper may come with constraints that affect what is deliverable. Equally, a site that initially appears challenging may have opportunities that are not immediately obvious. That is why we think it is worth looking beyond the obvious and understanding the planning position properly before major decisions are made. Changing how a building is used can sometimes be more complicated than simply moving in and getting started.

For example, if premises were previously used for one type of business and you want to use them for something different, planning permission may be needed. In other cases, the proposed use may fall within the same use class and permission may not be required. The important thing is to check before you commit and this is particularly important if you are:

- signing a lease
- buying new premises
- planning major alterations
- changing how part of a building is used.

We may have found our new sport!

A big thank you to the team at Edgingtons for inviting us to Padel Maidenhead and hosting such a fun evening of friendly competition and brilliant hospitality.

It was a first game of padel for quite a few of us, so there was plenty of learning as we went! Edgingtons ultimately took the win, but Hannah B and Will did us proud by getting a victory on the board for Team Arrow. Most importantly, everyone had a great time and enjoyed the chance to catch up away from our desks. So much so, in fact, that a rematch is already being arranged for November. We’ll be coming back ready.

Thanks again to Edgingtons for a brilliant evening. We’re looking forward to round two!

Plans have now been submitted for The Barns, a proposed new permanent home for Chiltern Rangers CIC at Abbey Barn South in High Wycombe. Since 2013, their team has grown from just two members of staff to 16, now caring for 126 sites across Buckinghamshire and the wider Chilterns.

The Barns is designed to become so much more than a new headquarters for them. It would provide a long-term base for Chiltern Rangers’ conservation work, while creating a hub where schools, volunteers, businesses and community groups can get involved. Sustainability is also central to the proposals, with features including native hedgerows, a wildlife pond, solar panels and rainwater harvesting.

We’ve been proud to support Chiltern Rangers with the planning application and to work alongside the team at HAP Architects to help bring the proposals forward. A big well done to Robert Harrison and Ayano Kikuhara for getting the application submitted. Now we’ll be keeping everything crossed for the next stage. We’re already looking forward to that first event there, John Shaw!

There's certainly plenty to digest in the new National Planning Policy Framework, but one thing is clear: the direction is towards growth and delivery and for the Thames Valley, that should create opportunities.

There is stronger support for housing, economic growth, employment and investment, which is particularly important in a region where demand for land, homes and infrastructure continues to put pressure on existing places. However, as we know new national policy does not translate into development overnight.

What will be important is how local authorities interpret and apply the changes. We're expecting there to be some uncertainty while different parts of the policy are tested in practice. We also think there are bigger questions to consider. For example, shorter local plan periods may make plans easier to prepare, but could risk pushing some of the region’s longer-term growth and infrastructure decisions further down the road.

Overall, though, we feel there is a lot to be positive about. The new NPPF gives much stronger support to growth, which is important. For landowners, developers and businesses, the opportunity now is to understand what that could mean for individual sites and future plans. Planning policy explained clearly can help you spot those opportunities early.

At Arrow, before we talk about planning policy, applications or process, we want to understand what a client is actually trying to achieve and their priorities. Is it to create more space?
