The mortgage market has shown resilience despite wider political and economic uncertainty. In August, there were 64,680 approvals, just 0.7% down on July, a modest dip for what is usually a quieter month in the housing calendar.
Monthly changes have been minimal, shifting by fewer than 1,000 over the past three months, with current levels broadly in line with six months ago.
Mortgage rates have remained steady since the Bank of England chose to hold interest rates at its September meeting, underlining overall stability in the market. Activity levels remain consistent, with most borrowers now largely adapting to the current rate environment.
Despite this, demand may ease in the run-up to the autumn budget, especially at the top end of the market. Many high-end buyers are choosing to hold back until there is more certainty around possible tax changes, which could temporarily slow activity at the top of the market. The countdown to Christmas is on, with just three months left for buyers hoping to be in their new home for the holidays. It currently takes an average of 63 days to secure a buyer, slightly longer than the 60 days recorded at the same point last year.
Once an offer is accepted, completion usually takes another four to five months. In a survey, only 29% of sales completed within three months of going under offer, while around half (51%) were finalised within five months.
Still, more than four out of five sellers (82%) expect the move to be wrapped up in under three months, showing a clear gap between expectations and reality.

Rental supply is steadily improving, up by nearly a fifth year-on-year, giving renters more choice, though it remains below pre-pandemic levels.
Rents have risen 35% since 2020, lifting landlord returns in recent years. This has drawn more investors back, with buy-to-let purchases up 60% year-on-year to Q1 2025.
At the same time, easier access to mortgages is helping more first-time buyers, freeing up rental homes, while record sales listings could add further supply to the rental market.

As a new university year approaches, students are preparing for fresh courses, new friends and city life – with rent a key factor in deciding where to study.
Average rents paid by students were analysed across UK cities, and unsurprisingly, London came out highest – with students paying an average share of £1,359.
Reading followed, with average rent of £965, then Brighton (£941) and Bristol (£846). The world-renowned university cities of Oxford and Cambridge also featured in the top 10.

For many families, the school run now starts long before the first bell – with a hunt for the right postcode.
New research from Santander UK shows nearly three-quarters of parents (73%) would pay extra to live in the catchment of a top-performing school, up 11% on last year.
The average price premium they are prepared to commit is 15%, with one in ten stretching to more than 25%.
