The landlord database is coming — and it could change how councils police the rental sector.

For landlords, this is more than another register. It could become a key enforcement tool, helping councils monitor compliance, target poor practice and raise standards across the private rented sector.

Pets, families and benefits: landlords need to take care.

The Renters’ Rights Act has changed how landlords should approach tenant selection, pet requests and rental advertising.

Blanket phrases such as “no children”, “no benefits”, “professionals only” or “no pets” can create risk.

A renewal notice is not the same as a proper insurance review.

When your landlord insurance renewal arrives, it may look like everything has been dealt with.

The premium is there. The policy dates are there. The property address may be correct. The paperwork may look familiar.

But has your cover actually been reviewed?

A proper landlord insurance review should look at more than the renewal price. It should consider your sums insured, tenant type, loss of rent cover, malicious damage, excesses, exclusions, unoccupancy conditions, claims history and any material facts that need to be disclosed.

If those questions have not been asked, you may simply be renewing on assumptions.

What does the Welsh election result mean for landlords?

With a new political landscape in Wales, further rental reform could be on the horizon. No-fault possession, rent controls, pet rules, housing standards and stronger tenant protections are all likely to be part of the debate.

For landlords and letting agents, nothing changes overnight — but the direction of travel is clear. Renting in Wales may be heading into another period of major reform.

Rent increases have changed.

Under the Renters’ Rights Act, landlords need to handle rent increases more carefully.

The new system is more formal, more transparent and more open to challenge.

Landlords should think about:

• increasing rent only once per year
• giving at least two months’ notice
• using the correct process
• keeping market rent evidence
• avoiding unsupported increases
• reviewing old rent review clauses
• being careful with rent in advance
• avoiding rental bidding language

Rent increases are still allowed, but they need to be properly planned and documented.

If your broker can match the quote now, why wasn’t that the renewal price?

This is one of the most important questions landlords should ask before renewing their insurance.

Too often, a landlord receives a renewal, asks NetRent to obtain an alternative quote, and then takes that quote back to their existing broker.

Suddenly, the existing broker can match it. Sometimes they can even beat it.

That may feel like a win. But it should raise a serious questions.

Why was that not offered before you challenged them?

Rents may be rising, but many landlords are still feeling the pressure.

New figures suggest rental income has increased sharply over the past year, yet around three in ten landlords have experienced arrears.

For landlords and letting agents, the message is clear: higher rent does not always mean stronger returns. Tenant affordability, arrears management and careful portfolio planning are now more important than ever.

In today’s market, secure rent matters just as much as rising rent.

Don’t renew your landlord insurance blind.

Too many landlords treat insurance renewal as routine admin: the renewal arrives, the premium is checked, and the policy is accepted for another year.

But has your cover actually been reviewed?

Has your broker checked your sums insured, loss of rent cover, tenant type, malicious damage, unoccupancy conditions, excesses and material facts?

And if your existing broker can suddenly reduce the price after you challenge them, why was that not offered in the first place?

A renewal notice is not the same as a proper review.

Before you commit to another year, let NetRent challenge your landlord insurance renewal.

You may save money. You may improve your cover. Most importantly, you will know your insurance has been properly checked before you renew.

No More Section 21

The Renters’ Rights Act has changed how landlords recover possession.

Landlords can no longer rely on the old Section 21 route in the same way. Possession now needs a valid legal ground, the correct process and proper evidence.

That means records matter more than ever, including rent history, notices, complaints, inspection notes, repair records and evidence of the landlord’s reason for possession.

Our latest article explains what has changed and why preparation is now the landlord’s new safety net.

Banned fees, big trouble.

The Tenant Fees Act changed what landlords and letting agents can charge tenants.

The basic rule is simple: if a payment is not specifically allowed, it is likely to be banned.

Landlords should be careful with:

• referencing fees
• admin charges
• check-in and check-out fees
• inventory fees
• renewal fees
• fixed cleaning charges
• excessive lost-key fees
• holding deposits above the legal cap

Old tenancy agreements and outdated agent processes can still contain risky wording.
