Sometimes the phone rings with news nobody wants to hear.

* A buyer pulls out.
* A mortgage is declined.
* A survey reveals unexpected issues.
* Or a chain breaks further up the line.

It's frustrating, upsetting and can feel like months of progress have suddenly disappeared.

But a sale falling through doesn't always mean you're back to square one.

In many cases:
✔ Previous viewers can be contacted
✔ New buyers may already be waiting
✔ Solicitors can often keep some work open
✔ Chains can sometimes be repaired surprisingly quickly

The most important thing is not to panic and not to make rushed decisions.

A good estate agent should already be thinking about Plan B before it's needed.

After 19 years in house sales, one thing I've learned is that property transactions rarely follow a perfectly straight line.

The right advice at the right time can make all the difference.

After two days at the eXp UK Conference, I'm pleased to announce I've successfully navigated Birmingham and made it back onto the train home.

This is a bigger achievement than it sounds!

On Monday I confidently left Birmingham New Street Station, having checked my route beforehand and decided I didn't need Google Maps.

Ten minutes later I realised I was walking in completely the wrong direction 🤦‍♀️

A short taxi ride later, I arrived at my hotel.

Fast forward to today and I've managed to

✔ Find the conference venue both days
✔ Navigate back to the station
✔ Recover from taking another wrong turn
✔ Have a lovely lady chase after me with a business card I'd dropped because she thought it looked important
✔ Find Platform 10A, which appears to have been designed by the same people who hid Platform 9¾

And I'm now heading home.

The conference itself has been brilliant. I've learned a lot that will help me improve the service I provide to my clients, streamline parts of my business and hopefully create a little more balance at home too.

My highlight was hearing Davina McCall speak today. Her honesty, humour and resilience were incredibly inspiring.

Now I just need to make it through Doncaster and get home before my husband reminds me that I once got lost trying to find an airport exit.

Sometimes it's the little things that mean the most ❤️

Yesterday I handed over the keys to some lovely buyers and I received these beautiful flowers and card!

It's easy to think estate agency is all about property, viewings and paperwork, but behind every sale is a person, a family and a new chapter beginning.

Receiving messages, cards and flowers like this is never expected, but it's always appreciated.

To the lovely buyers who gave me these, thank you. Your kindness genuinely made my day.

Now it's time to switch off for the evening and get ready for day two of conference tomorrow.

Tomorrow is a big day in our house.

The final GCSE exam!!

Like many parents, I've spent the last few months hearing: "I've failed that one." "I can't remember anything." "I'm never doing that subject again."

Only for the next exam to come around and the whole cycle start again.

Whatever the results say in August, I'm incredibly proud of the hard work, determination and resilience that's gone into getting to this point from our eldest ❤️

On the work front, I've spent today carrying out viewings at The Barn in Beeford and tomorrow I'm heading to the eXp conference to learn, network and hopefully come back with a few new ideas for my clients and business.

But if I'm completely honest, the thing I'm most looking forward to tomorrow is hearing those words
"That's it. I'm finished."

And tomorrow night, I'll be enjoying a rare hotel stay with nobody stealing the duvet.

Parents of teenagers, tell me I'm not the only one feeling emotional about this milestone! 😆

What people see:

"Come inside and take a look around..."

What they don't see:

The barking dog.
The birds.
The forgotten lines.
The multiple retakes.

Property videos always look effortless in the final edit.

I spotted this interesting piece of research from Christopher Watkin this week using data from TwentyEA.

Almost 42% of homes that eventually sell find their buyer within the first month of coming to market.

As an estate agent, that doesn't surprise me at all.

The first few weeks are when your property is fresh to the market, being seen by the most buyers and generating the most curiosity.

Which is why getting the launch right matters. Professional photography, accurate pricing, a floorplan, video and a clear marketing strategy can make all the difference.

If your home isn't attracting interest in those crucial first few weeks, it's worth asking why. Is it the presentation? The marketing? The asking price?

The good news is that most marketing issues can be fixed.

The worst thing you can do is leave a property sitting on the market for months and hope things magically change.

One minute I was showing a buyer around a beautiful home.

The next minute I was driving through thunder, lightning and hailstones!

Then this appeared 🌈

Estate agency is a bit like Yorkshire weather sometimes. No two days are ever the same.

So far this week I've launched three new homes, carried out viewings and valuations, agreed sales, chased chain updates and I'm now preparing to film my highest-value listing to date on Friday!!

Safe to say life isn't boring.

Whatever the weather has thrown at you this week, I hope you've had a good one 😊
