How I got into property

A day of work experience turned into the rest of my career.

Before property, I was an electrician, then spent nearly ten years in security at Gatwick.

I got chatting to a family friend who happened to run Woodlands, and he let me shadow his team for a day.
That was it.

I had the bug immediately, even though there wasn't a job for me at the time.

Three years later, there was.
I've never looked back since.

What stuck with me most was how generous he was with his time, for no reason other than kindness.
I try to run things the same way with our own team now.

The best career advice either of us has been given?

Leave work at work.

It's easy to carry a stressful day home with you, and once it starts eating into your evenings, it eats into the next day too.

Keeping that separation isn't about caring less, it's about staying fresh enough to actually do the job well tomorrow.

The other bit of advice worth holding onto is simpler still:
Stay focused, but don't lose your personality along the way.

This is a people industry through and through.
Being yourself is what actually builds trust with someone you've just met.

Why a "Sold in X Days" Headline Stat Doesn't Tell You What You Need to Know

A quick sale can actually be a warning sign, not a win.

It's easy to sell something fast if it's priced low enough, and that's exactly the trap worth avoiding.
The number that actually matters is how close the final price came to the property's real value, not just how many days it took to get there.

We'd rather be judged on that measure than on a headline stat alone, because it's the one that actually affects what ends up in your pocket at completion.

If an agent's pitch to you is mostly about speed, it's always worth asking what they're not telling you about the price.

What's made me better at the job right now

Training for a half marathon has taught me more about discipline than most things at work.

I picked up running properly last year, and it's become my way of unwinding after a stressful day.
It gives me space to reflect and reset before the next one starts.

What surprised me is how much that discipline has bled into how I work.
Planning my day properly, getting tasks lined up in the right order, treating my time the same way I treat training.

It's not something I expected to help with the job.
It just has.

We built a house before we ever sold one.

A client came to us wanting to sell her home, which had a large garden attached.

Instead of just listing it as it was, we helped her split the plot, sold half the garden to a developer, then worked with that developer as a brand new house went up next door.
Once it was finished, we sold that too.

Then, finally, we sold her original home so she could move overseas as planned.

Four transactions, one client, one plan followed through from start to finish.
