☀️ Warm weather is finally here… and we’d love everyone to enjoy it safely! 🌿

Balconies are a great place to relax and enjoy the sunshine — and we certainly don’t want to ruin anyone’s fun 😊 However, during the warmer months, fire risks in apartment buildings increase significantly, so safety must always come first.

As a friendly reminder, under the terms of the lease, we kindly ask residents to refrain from:
🚭 Smoking on balconies
🔥 Using BBQs on balconies
⚡ Using electrical items including lights on balconies

These measures are in place to help protect residents, neighbours and homes, as fires can spread very quickly in block settings.

Please take a moment to check your lease so you’re familiar with any rules around balcony use and prohibited items.

☀️ Sunshine, Shared Spaces & Simple Wins 🌿

With the lovely weather making an appearance (finally!), it’s a great time to enjoy our communal outdoor spaces - whether that’s a quick coffee on the balcony, a stroll around the grounds, or simply opening the windows to let the fresh air in.

It’s also the perfect moment for a few small actions that make a big difference to everyone living in your block or estate:

🌼 Keeping balconies clutter free and safe
🚲 Storing bikes and belongings in the correct areas
🗑️ Making sure bins are used properly (especially with warmer temperatures!)
🌳 Respecting shared green spaces so everyone can enjoy them

Block living works best when we all play our part and these little efforts help keep your development looking its best all year round.

It’s a situation many freeholders and managing agents face - you take action, things get moving… and then comes the big question:

👉 Can you actually recover your legal costs?

The tricky part? It’s not a yes or no answer. It all comes down to the wording buried in the lease - and that small print can make a big (and expensive) difference.

⚠️ We’ve seen it before: action taken with the best intentions… but no way to reclaim the costs.

The moral of the story?
Don’t assume - check the lease first.

We’re excited to share a photo of the latest property to join the CKB Block Management portfolio in Lewisham.

Our team has already been on site, carrying out an initial inspection and getting everything organised so we can start delivering the proactive, hands-on management we’re known for. 🔍🛠️

It’s always great to start working on a new building, meeting Management Company Directors, leaseholders and residents and making sure everything is set up to run smoothly from the outset.

We’re looking forward to our future management at this location and delivering the levels of service expected by the Residents Management Company.

Last week was a busy one for CKB Block Management - we carried out 7 site inspections across the properties we manage.

These visits are a really important part of good block and estate management. They help us:
✔️ Spot maintenance issues early
✔️ Check communal areas and grounds
✔️ Make sure standards are being maintained
✔️ Identify improvements that can benefit residents

Today we’re busy reviewing our notes and organising the inspection reports, so any actions can be followed up quickly. 📝

Regular inspections help keep buildings safe, well maintained and running smoothly — and they’re a key part of the proactive service we aim to deliver.
