🍂 Autumn is here… and so are the leaves! 🍁😅

The leaves are falling, the days are getting shorter, and British weather is keeping us guessing as usual. 🌦️

But while we’re reaching for our coats and putting the kettle on ☕, autumn brings a few extra jobs for our blocks and estates.

👀 Things we’re keeping an eye on:

🍂 Fallen leaves blocking drains and gutters
🌧️ Heavy rain and waterlogged pathways
💡 Communal lighting as the evenings get darker
🌳 Overhanging branches and garden maintenance
⚠️ Slippery leaves on paths and walkways

A little attention now can help prevent bigger problems later, and nobody wants a blocked drain turning into an unexpected swimming pool! 🏊😂

At CKB, we know that good property management isn't just about the big jobs. Sometimes, it's the little things that make all the difference.

Have you spotted any autumn maintenance jobs that need attention around your property? Let us know!

Stay cosy, stay safe, and try not to bring half the garden home on your shoes! 🍁👟

🌧️ Rain, rain, go away… preferably before it finds its way INSIDE! 😅

The great British weather has been doing what it does best lately - rain! ☔🌧️

And while we can’t control the weather, there are a few things worth keeping an eye on around your block or estate:

💧 Water pooling where it shouldn't
🏠 Drips or signs of leaks in communal areas
🚰 Overflowing or blocked gutters and drains
🌿 Waterlogged lawns and planting areas
⚠️ Slippery paths and walkways

Heavy rain can sometimes reveal problems that aren't obvious during drier weather, which is why regular inspections and keeping on top of maintenance are so important.

So, if you spot something that doesn't look quite right, don't wait for the rain to tell us twice! 🌧️👀

Report it to your managing agent so it can be looked into.

After all, the only thing we want swimming around your property is the ducks! 🦆😂

💬 Why Communication Matters

Good block management isn't just about fixing things, arranging contractors and keeping the paperwork moving.

It’s also about communication. 🏠

When something needs attention, residents want to know:

📩 Has it been reported?
🔧 What’s being done about it?
⏳ How long might it take?
👀 Is there an update?

And sometimes, the answer isn't “It's fixed!” straight away.

There might be a contractor to arrange, a quote to obtain, permission to seek or an issue that needs investigating first.

But even when there isn't an immediate solution, keeping people informed matters.

At CKB, we believe residents shouldn't have to chase repeatedly just to find out what's happening. Clear, honest and timely communication can make a frustrating situation that little bit easier.

Because good property management isn't just about doing the job — it's about making sure people know what's going on too. 😊

🔧 What Actually Happens When You Report a Repair? 🏠

Ever reported a problem and wondered what happens next? 🤔

It’s not always as simple as “send a contractor and fix it!” There can be a few steps behind the scenes:

📩 1. You report the issue
The more information you can give us, the better — photos, location and a description can all help.

🔍 2. We investigate
We need to establish what the problem is, how urgent it is and who is responsible for putting it right.

📋 3. We arrange the appropriate action
Depending on the issue, this could mean contacting a contractor, arranging an inspection or getting quotes for the necessary work.

👷 4. The work takes place
We liaise with the contractor and, where appropriate, keep an eye on progress.

✅ 5. We make sure it’s dealt with
Because reporting a repair isn't the end of the process — we want to know the issue has actually been resolved.

And sometimes… there are a few unexpected twists along the way! 😅

A leak might turn out to be coming from somewhere completely different, a “quick fix” might need further investigation, or the contractor may discover another issue that needs attention.

Good property management is often about what happens behind the scenes.

So, if you spot something that needs attention in your communal areas, please report it rather than hoping someone else will! 👀

📖 Did You Know? Your Lease Is the Rulebook! 🏠

Your lease might not be the most exciting thing to read over a cup of tea ☕… but it contains some pretty important information!

Your lease sets out the rights and responsibilities of leaseholders, the freeholder and, in many cases, the managing agent.

It can also include rules about things such as:

🐾 Keeping pets
🔨 Altering your flat
🪟 Changing windows or doors
🛋️ Flooring
🚗 Parking
🌿 Gardens and communal areas
🚬 Smoking
🔥 BBQs and the use of balconies

And here's the important bit…

Just because something seems reasonable doesn't necessarily mean it's permitted under your lease.

Before making changes to your property or using communal areas in a different way, it's always worth checking what your lease actually says.

And if you're not sure what a particular clause means, ask! Understanding the rules can save a lot of confusion — and potentially a lot of expense further down the line. 😊

When was the last time you actually read your lease? 👀

🌧️ When the rain keeps coming… it’s worth looking up! ☔

The UK weather has certainly been giving our gutters, drains and roofs a workout lately!

Heavy rain can quickly highlight problems around blocks and estates, including:

🏠 Blocked or overflowing gutters
💧 Leaks around roofs, windows and communal areas
🚰 Blocked drains and standing water
🌿 Waterlogged gardens and pathways
⚠️ Slippery surfaces and potential trip hazards

This is one of the reasons regular property inspections are so important. A small issue spotted early can often be dealt with before it turns into a much bigger — and more expensive — problem.

If you spot water where it shouldn't be, an overflowing gutter, pooling water or a leak in a communal area, don't assume someone else has reported it. Let our team know.

After all, we'd much rather deal with a dripping gutter than a swimming pool where the car park used to be! 😆🌧️

🏠 5 Things Your Service Charge Might Pay For That You Don’t See

Ever looked at your service charge and wondered, “But what am I actually paying for?” 🤔

It’s easy to notice the things you can see — the cleaner, the gardener or a freshly mown lawn — but there’s often much more happening behind the scenes.

Your service charge may also contribute towards:

🔧 1. Repairs & maintenance – dealing with issues before they become bigger (and more expensive!) problems.

📋 2. Compliance & safety checks – helping make sure important inspections and safety requirements are kept up to date.

👀 3. Regular site inspections – checking communal areas and spotting issues that residents may not necessarily notice.

🏢 4. Buildings insurance – covering the structure and communal parts of the building, where provided for under the lease.

📞 5. Contractor & management administration – arranging contractors, obtaining quotes, dealing with queries, monitoring works and keeping everything moving.

So, while you might not see everything your service charge pays for, there can be a lot going on behind the scenes!

What’s one part of your service charge you’ve always wondered about? Drop it in the comments and we might cover it in a future post! 👇

⚖️ LEGAL UPDATE: “Surveyor” doesn’t necessarily mean “qualified surveyor”

A recent Upper Tribunal decision has provided useful clarification for landlords, RMCs, RTM companies and managing agents.

The case looked at a lease requiring the annual service charge expenditure to be estimated by “the Surveyor”. The question was whether this meant the person had to hold a professional surveying qualification.

The Upper Tribunal confirmed that not necessarily. The term “surveyor” can cover a range of activities and does not automatically require a specific professional qualification.

However, the wording of the lease is crucial, and each situation needs to be considered on its own merits.

💡 The takeaway: Clear and precise lease wording matters. Ambiguity can lead to disputes, additional costs and unnecessary time spent at Tribunal.

At CKB Block Management, we believe in keeping up to date with legal developments that may affect the properties and leaseholders we manage.

It is not uncommon to find, especially in older leases, a requirement for a service charge budget, annual expenditure or even accounts, to be certified or signed by a surveyor. This can often be an onerous requirement and inevitably results in additional time (and costs) involved in what otherwise s...

IS YOUR PROPERTY REALLY BEING MANAGED — OR JUST ADMINISTERED?

Choosing a managing agent is an important decision.

For leaseholders, a residential building is more than bricks and mortar. It is their home, their investment and a significant financial commitment.

For freeholders and resident management companies, appointing the right managing agent means finding someone who will take responsibility, communicate properly and make sensible decisions about the building and its finances.

We believe property management should be personal, accountable and proactive.

Not simply a case of processing emails, raising work orders and passing problems from one department to another.

You speak to a person — not a push-button system:

We believe you should know who is dealing with your property.

When you contact us, you speak to a person who can understand the issue, take ownership of it and see it through.

No endless automated systems. No feeling like you've submitted a ticket into a queue and hoping someone eventually picks it up.

Personal service isn't an extra. We believe it is fundamental to good property management.

We respond within 24 hours:

We understand that communication is one of the biggest frustrations people can have with managing agents.

Our aim is to answer enquiries within 24 hours.

If we cannot provide a full answer immediately because we need to investigate, obtain information or speak to a contractor, we will acknowledge your enquiry within that timeframe and tell you when you can expect a full response.

We may not always have the answer straight away.

But you will know that we are dealing with it.

Your service charge funds deserve proper management
Service charges are paid by leaseholders to maintain and manage their building. We believe that comes with a responsibility to manage those funds carefully and transparently.

We aim to produce service charge accounts within four months of the financial year end, giving leaseholders and our clients timely information about expenditure and the financial position of the building.

Clear accounts. Proper records. Accountable expenditure.

Local contractors — and direct control:

One of the ways we differ from larger managing agents is our approach to contractors.

Wherever practical, we use local, trusted contractors rather than automatically relying on large facilities management companies.

This gives us greater control over who is working at the properties we manage.

It allows us to build direct relationships with the people carrying out the work, monitor standards and hold contractors accountable.

Just as importantly, it can help prevent unnecessary layers of subcontracting and the additional mark-ups that can arise when work is passed through multiple companies.

We want to know who is working on your building.

We want to know what they are doing.

And we want you to know what you are paying for.

We believe in proactive property management:

A good managing agent shouldn't simply wait for something to go wrong.

Our approach is to stay ahead of the issues wherever possible — monitoring communal areas, arranging repairs and maintenance, following up outstanding works and identifying potential problems before they become larger and more expensive.

The objective isn't simply to fix problems. It's to manage the building properly.

Looking after the building for the long term:

Residential leasehold management requires much more than collecting service charges and arranging the occasional repair.

It involves budgeting, contractor management, maintenance planning, compliance, insurance, communication, record keeping and making sensible decisions about the future of the property.

Our approach is based on long-term thinking rather than short-term fixes.

We want the buildings we manage to be well maintained, financially well managed and properly looked after.

Why clients choose a different approach:

We don't believe the biggest managing agent is necessarily the best managing agent.

Nor do we believe that good property management should feel complicated for the people who live in the building.

Our clients choose us because they value:

• A genuinely personal service
• Direct communication with a real person
• Enquiries answered or acknowledged within 24 hours
• Clear communication and accountability
• Prompt preparation of service charge accounts
• Local, trusted contractors
• Greater control over contractors and expenditure
• A proactive approach to repairs and maintenance
• Sensible, transparent management of service charge funds
• A long-term approach to protecting the condition and value of the building

We don't just manage properties. We take responsibility for them.

That is the difference.

If you are a freeholder, resident management company, leaseholder or residential client who is considering changing managing agents or simply wants to understand what a more personal approach to property management could look like, we'd be happy to have a conversation.

No automated sales process.

No hard sell.

Just a straightforward conversation about your building and how we could manage it better.

Professional management. Personal service. Proper accountability.
