You see practicality, but your buyer/tenant doesn't see it that way

As property developers, you put a lot of work into the way a home looks. From floor plans, removing walls, installing new walls to making a property functional and practical. Here is the thing, although all of that matters the buyer doesn't see all of that.

What they see is the finished product and how that property makes them feel. You see cupboard space; they see storage to stock food for their family. You see an open-plan living space; they see a connection to family while cooking.

In every practical decision you have made, your buyer or tenant sees something different that makes a place feel like home.

One of the best investments we’ve made isn’t in property. It’s in the rooms we choose to be in.:

Last week was another reminder why.

We’ve been part of Mastermind for the past 21 months, and last week reminded us exactly why we made that decision.

We shared our next project with the group (we’ll reveal it soon). What followed was exactly why we’re part of the Mastermind; honest conversations, strategic input and fresh ideas from people who genuinely want to see each other succeed.

We sat in a room full of ambitious entrepreneurs who don’t think small, and we came away with bigger thinking, clearer direction, and a handful of conversations we’re already following up on.

Every session challenged us to raise our standards, think bigger and focus on what really moves the needle in business.

Growth doesn’t happen by accident. It comes from putting yourself in the right rooms, learning from the right people, and then doing something with it.

A huge thank you to and for the energy they brought to the Superevent session, and to the whole PE community for continuing to raise the bar.

With three sessions remaining before the end-of-year presentations, the focus now is simple:

Think bigger.
Stay disciplined.
Keep playing the long game.

Championship season is here, and we’re excited to see where the next six months will take us.

Still not sure about new builds? Let us change your mind.

Let's face it, new builds, even in 2026, still have a bad reputation, and we fully understand why. Many feel that new builds don't have the same character as old homes; they feel boxy, lack storage and are built with poor materials.

Not only have we built new homes, but we happen to live in one ourselves. Our current home is our 2nd new build home, and we love it.

We thought it was the next project… but it didn’t stack up.

Since completing our last development, Axminster Court, we've looked at several potential deals, but once we sat down, ran the numbers and carried out further due diligence, they simply didn't stack up.

Earlier this year, we looked at an old Masonic Hall in Brighouse, and we fell in love with it; however, However, after digging deeper, there were a few things that didn't quite add up, which would have meant taking on a significant level of risk without the reward to justify it.

Part of you always wants to make the deal work, especially when you can see the potential. But property investing requires patience and discipline. Sometimes the best decision is the one you don't make.

The right opportunity will come along.

As landlords ourselves, we don’t see the Renters’ Rights Act as something to fear, but it will change how landlords operate.:

This is one of the biggest changes to the private rental sector in recent years.

The Renters' Rights Act took effect on 1st May this year, the sweeping reforms abolish "no-fault" evictions, eliminate fixed-term contracts in favour of rolling tenancies, and cap upfront rent to just one month.

Is this good news for tenants and bad news for landlords? We wanted to explore what landlords are concerned about when it comes to this new legislation and whether tenants truly benefit from this.

With property development comes community consideration

After delivering 32 new homes across our developments, we understand that construction can sometimes create disruption for the surrounding community.

That’s something you have to consider when you decide to become a property developer. The existing communities around Axminster Court and Bradley Meadows were amazing, and their support made the process so much easier.

From our communication and site management to maintaining standards during construction, the small details really mattered.

Becoming property developers isn’t just about building homes. We were building homes to bring more value to the community, not take anything away.

We are working with members of the community to restore a piece of Bailiff Bridge history, making sure you are following us to stay up to date.

This was more than bricks and mortar for us; this was a family home to a new family to create new memories.

This project, located in Barnsley, means more to us than just another development.

This was once Mark’s family home, the place where his journey within the building trade first began alongside his dad, Geoff.

Years later, that same home became part of the foundations of the business we’re continuing to build today.

For us, property will always be about more than bricks and mortar; it’s about legacy, hard work and creating something that lasts beyond you.

You must prioritise health and wellbeing

Being in property development isn’t always easy; there are challenges people rarely see behind the finished homes and marketing.

What people don't see:

Health challenges.
Changes within legislation.
The transition from employment into full-time entrepreneurship.
The pressure of making decisions that affect people, projects and the future of the business.

Over time, you truly learn that success in property isn’t just about building developments.

It’s about staying focused on your ‘why’, surrounding yourself with the right people, reflecting on the lessons the journey teaches you and protecting your wellbeing along the way.

Building a successful company also means building the resilience to sustain it and that comes with time and patience.
