There’s a man on the move called Ian Hughes,
In practical trousers and sensible shoes.
He’s not here to party, not here to amuse—
He’s the property guy who documents clues.

With an iPad in hand and a smile on his face,
He’ll audit your home like it’s a crime scene case.
From scuffed-up skirting to paint that peels,
He’s the Sherlock Holmes of squeaky wheels.

He strolls through the hallway—tap tap tap—
Then zooms on a crumb like a forensic trap.
“Unregistered stain, southwest quadrant, rug…”
He logs it all in with a satisfied shrug.

“Two mugs chipped. One bin smells of curry.
This fridge is a biohazard. Landlord will worry.”
And still, as he squints through his rectangular lens,
You know you’re on trial—there’s no making amends.

His iPad’s his sidekick, glowing with might,
Snapping 4K pics in questionable light.
He once made a spreadsheet for ten missing pegs,
And another over loose table legs.

No drawer goes unchecked, no lightbulb ignored,
He once flagged a spider for being uninsured.
A whisper goes round: “It’s Hughes… he’s here.”
Flatmates go silent. Even the Wi-Fi shows fear.

But deep down, he’s fair—just painfully thorough.
If you’ve kept things clean, there’s no need for sorrow.
He’ll nod, maybe smile, and quietly say:
“Inventory’s done. You may live another day.”

So here’s to Ian, king of the clues,
Knight of the rentals, defender of fuse.

Something a bit different to the normal Inventory Report.
The property of the client had roof damage causing quite a bit of damp, so he asked us to do a report of all the various damage caused so he can use it to pass on to 3rd party companies to repair all the damage and then get us to do a final report checking everything.
Then we'll do a normal Inventory report for the new tenants when required.
