Asbestos Management Survey – Brookfield Industrial Estate, Glossop

We recently completed an asbestos management survey at Unit 4, Brookfield Industrial Estate, Glossop on behalf of a returning client. Having previously carried out asbestos survey work for the organisation at another property, we were pleased to be instructed once again to assist with their asbestos compliance requirements.

The survey covered both the industrial unit and associated office accommodation. During the inspection, asbestos cement materials were identified at high level around the perimeter of the building, where they had been used as closing plates above the brickwork and below the roof structure.

Many commercial property owners and occupiers are unaware that asbestos management surveys are a legal requirement for most non-domestic premises constructed before asbestos was fully banned in the UK.

Under the Control of Asbestos Regulations 2012, those responsible for the maintenance and repair of commercial buildings have a legal duty to identify and manage any asbestos-containing materials present. Asbestos Management Survey – Middleton Road, Crumpsall

We recently completed an asbestos management survey at a busy pharmacy premises on Middleton Road, Crumpsall.

The survey covered both floors of the building and was undertaken whilst the business remained fully operational. Working within occupied premises requires careful planning and a safety-first approach. Throughout the survey, we worked around pharmacy staff and immediately paused inspection and sampling activities whenever members of the public entered the area.

To ensure safety at all times, we only carried out inspections and sampling within rooms that were clear of occupants, with appropriate signage displayed to advise that asbestos investigation and testing works were in progress. Whilst this meant the survey took considerably longer to complete, protecting staff, customers and building occupants always takes priority.

During the inspection, asbestos-containing floor tiles were identified beneath existing floor coverings. Following receipt of the survey report, the client instructed a specialist asbestos contractor from the Stockport area to safely remove the affected materials, allowing a new screed and floor finish to be installed as part of the refurbishment works.

Projects such as this demonstrate how asbestos surveys can be undertaken safely and effectively within occupied commercial premises, ensuring clients remain compliant whilst minimising disruption to their day-to-day operations.

What’s hiding beneath the floorboards? 👀

This room looked straightforward from above. But when we lifted the floorboards as part of an asbestos refurbishment survey, we could inspect the void beneath, including the pipework and old insulation. During the inspection, we reported to the Client to advise we would be entering the sub-void and then reported to the Client 10 minutes thereafter to confirm we had exited the area. Although there was plenty of room within the void we ensured safety measures were in place at all times.

If your builder, plumber or electrician will be opening floors, walls or ceilings, the survey needs to consider those areas too. Sampling one visible material may leave the places they’ll actually work unchecked.

Asbestos Refurbishment Survey – Trafford Road, Alderley Edge

We recently completed an asbestos refurbishment survey at a unique two-storey property on Trafford Road, Alderley Edge ahead of extensive remodelling works.

The property featured an "upside-down" layout, with the main living accommodation arranged differently to a conventional dwelling, and the proposed works included significant internal alterations together with the removal of an existing car port structure.

A detailed intrusive refurbishment survey was undertaken to identify any asbestos-containing materials that could be disturbed during the project. The survey identified asbestos rope associated with a fireplace installation together with an asbestos cement pipe within the property.

Asbestos Refurbishment Survey – Paragon Business Park, Wakefield

We recently completed an asbestos refurbishment survey at Paragon Business Park, Wakefield on behalf of a long-standing client.

Whilst the majority of our work is undertaken throughout Manchester, Stockport and Greater Manchester, we are always happy to travel further afield for existing clients and were pleased to assist with this project in Yorkshire.

The survey involved two open-plan office suites that were scheduled for refurbishment works. Due to the relatively modern internal construction of the building, very few, if any, asbestos-containing materials were anticipated during the inspection. However, assumptions should never be made when it comes to asbestos.

Even where buildings have been extensively modernised, refurbished or altered over the years, asbestos-containing materials can sometimes remain concealed behind later finishes, within service risers, ceiling voids, boxing, floor build-ups or other hidden areas. Without the appropriate survey, these materials may only be discovered once contractors have already started work.

Under the Control of Asbestos Regulations 2012, an Asbestos Refurbishment & Demolition Survey should be undertaken before intrusive refurbishment works commence. We recently completed a full asbestos refurbishment survey at a property on Netherwood Road, Wythenshawe on behalf of a building contractor ahead of planned renovation works.

It is always encouraging to see contractors taking asbestos compliance seriously and arranging the correct surveys before works commence. Unfortunately, we are sometimes called in after refurbishment work has already started, when suspect materials have been disturbed and unexpected asbestos-containing materials have been uncovered. By that stage, projects can quickly become more complicated, more expensive and potentially expose workers to unnecessary risks.

We recently completed an asbestos management survey at a commercial property on Bernard Street, Glossop on behalf of BCTG Skills.

The client wanted to ensure the premises remained compliant with current asbestos legislation and commissioned a detailed asbestos management survey to identify and assess any asbestos-containing materials present within the building. Following successful completion of the project, we have since been instructed to undertake a further survey at another property within their portfolio.

For commercial properties, the legal requirements surrounding asbestos differ significantly from those associated with domestic homes. Under the Control of Asbestos Regulations 2012, those responsible for the maintenance and repair of non-domestic premises have a legal duty to identify and manage asbestos-containing materials. This duty often falls to building owners, landlords, managing agents, employers or organisations occupying the premises.

Asbestos Refurbishment Survey – Ladysmith Road, Ashton-under-Lyne

Not every asbestos survey involves a large commercial building or major redevelopment project. We recently completed a targeted asbestos refurbishment survey at a two-storey semi-detached property on Ladysmith Road, Ashton-under-Lyne following damage caused by a vehicle collision.

The client only required the left-hand elevation of the property to be inspected, as this was the area affected by the impact and where repair works were proposed. A targeted refurbishment survey was therefore undertaken to identify any asbestos-containing materials that could be disturbed during the reinstatement works.

The survey identified asbestos insulating board (AIB) soffits together with asbestos-containing textured coatings within ground and first-floor rooms associated with the affected area.

Due to the presence of asbestos insulating board, a licensed asbestos removal contractor was appointed to undertake the removal works before repairs commenced. Unlike lower-risk asbestos materials such as some asbestos cement products, asbestos insulating board is generally classified as a higher-risk material because it contains a greater percentage of asbestos and can release fibres more readily when disturbed. For this reason, removal does require a contractor holding a licence issued by the HSE.

Following completion of the works, the relevant documentation was issued to demonstrate the asbestos had been removed in accordance with current legislation and industry guidance.

Knight Specialist Services Ltd recently completed an asbestos management survey at Werneth Low Golf Club in Gee Cross, Hyde, just a stone's throw from our office.

The survey involved a detailed inspection of the two-storey clubhouse, which is constructed on the sloping hillside overlooking Hyde, Stockport and Greater Manchester. All accessible areas were inspected to identify and assess any asbestos-containing materials present and to provide the club with up-to-date asbestos information for ongoing management purposes.

Many golf clubs, sports clubs and leisure facilities are unaware that they have the same legal responsibilities as any other commercial property under the Control of Asbestos Regulations 2012. Asbestos Refurbishment Survey – Sandford Grange, Liverpool

We recently completed a targeted asbestos refurbishment survey at a large detached dwelling in Sandford Grange, Liverpool ahead of planned renovation works.

Whilst the majority of our work is undertaken throughout Greater Manchester, Stockport and the North West, we regularly travel across the UK for clients. Most of our projects are within around two hours of Manchester, however we have previously undertaken surveys as far afield as London and Dumfries & Galloway in South West Scotland.

A detailed intrusive refurbishment survey was undertaken to identify any asbestos-containing materials that could be affected by the proposed works. Refurbishment surveys remain an essential requirement before intrusive works commence and help ensure contractors, homeowners and project teams understand any asbestos risks before work begins.

The asbestos industry continues to evolve, with increasing scrutiny on survey quality, asbestos management and removal standards.
