Property doesn’t stop needing money spent on it once the refurb is finished.

Lorna Doune has been running as serviced accommodation for almost two years now.

This external wall has been at the back of my mind for a while, but other jobs took priority.

My brother is getting it sorted now.

It’s easy to focus on buying the next property, but you’ve still got to look after the ones you already own.

Keeping on top of maintenance, keeping the kerb appeal and protecting the value of the asset.

One expensive lesson from running a short term let.

I had to replace the TV at Lorna Doune after a guest damaged the screen.

The problem? When the TV was turned off, it looked absolutely fine. My cleaner didn’t turn it on during the changeover, so the next guest was the one who spotted it.

By then, there was no way to prove which guest had caused the damage.

It’s a small process that could have saved a few hundred pounds.

If you run a short term let, make sure your cleaner has a simple departure checklist that includes:
• Turn the TV on and check the screen.
• Test key appliances.
• Take photos of any damage immediately.
• Report anything before the next guest arrives.

Little systems like this can save you a lot of money and hassle over time.

Property maintenance is one of those things that’s easy to put off… until you see what happens when you do. 👀

Yesterday was a day for getting a few jobs ticked off at our serviced accommodation, including tackling the garden at my flat.

The garden isn’t accessible to guests, so it’s not something I spend much time worrying about. Well… after around 2 years of neglect it had turned into an absolute jungle! 🌿😂

What blew my mind was that even the fake grass had grass growing through it. 🤯

Mother Nature is a powerful force. Leave something alone for long enough and she’ll take it back!

The funny thing is it only took about an hour to completely blitz it. A good reminder of how much can be achieved with a bit of focused attention. Sometimes we put things off for months or years, only to realise they weren’t actually that big a job in the first place.

Big shout out to Cammy at Bell Electrical & Renewables for getting out promptly to sort the power supply to the shed at Lorna Doune.

With the grass growing at some pace now summer has arrived, getting Boris back up and running is a massive help. The lawn needs cut pretty much every week until October, so having the robot mower doing the hard work saves me a lot of time and effort.

Great service, quick response, and one less job for me to worry about.

Had to step in and help Boris the robot lawnmower out at Lorna Doune at the weekend.

The grass had got that wild it completely choked him up and left him stranded halfway through the garden like he’d packed the job in altogether.

To be fair to this AI though, it saves me a massive amount of time through the summer, so I can forgive the occasional meltdown when the grass gets out of control.
