Now this is how you create a happy business centre! 🥓🍳

Yesterday, Robert, our landlord here Westerfield Business Centre and the lovely Philippa, cooked sausage and bacon sarnies for the entire building. What a treat!

And this isn’t a one-off. Robert and Philippa work hard to create a genuine community atmosphere, regularly organising events that bring all the different businesses in the centre together to eat, chat and mingle.

At LEA, we talk a lot about the importance of creating homes where people feel part of a community so it feels very fitting that our own office is based somewhere that shares the same ethos.

We’re very proud to be part of the Westerfield Business Centre community… although the bacon sarnies certainly help! ❤️

And yes, I did unintentionally dress to clash perfectly with both the orange wall tiles and the red microwave. You can’t say I don’t make an effort! 😂

8.9% average gross yield. 👀

That’s the latest figure for HMOs reported by Paragon Bank and it puts HMOs comfortably ahead of every other property type in their data.

Sounds attractive, doesn’t it?

But there’s one very important word in that sentence: ➡️ GROSS.

Because HMOs also come with higher running costs, more intensive management, greater wear and tear, more compliance and an increasingly complex regulatory landscape.

So, with everything being thrown at landlords at the moment, why are experienced HMO landlords still investing?

Because HMOs can still work extremely well.

But they are not, and arguably never have been, passive investments.

Increasingly, the strongest operators are treating them exactly as they should be treated: like a business.

And after 22 years specialising in HMOs, that certainly doesn’t surprise us.

The properties need to be right.
The numbers need to work.
The compliance needs to be right.
The management needs to be right.
And, crucially, tenants actually need to want to live there.

An 8.9% headline yield is exciting. But it only tells half the story.

Empty rooms cost money. But the wrong tenant can cost considerably more.

That’s why, however much we want to avoid a void, we won’t lower our referencing standards simply to fill a room more quickly.

We use Goodlord to carry out comprehensive referencing but it doesn’t end with an automated pass or fail. Our team checks every reference and personally signs off every application, so we know that we’re satisfied before anyone is approved to move into one of our homes.

Our process includes:

✅ If an applicant has been in their current job for less than six months, we also obtain a reference from their previous employer.

✅ If they don’t have a previous employer who can provide one, we require a suitable guarantor.

✅ If they don’t have their own guarantor, they may be able to use RentGuarantor instead.

✅ If they cannot provide a satisfactory landlord reference covering the previous 12 months, we also require a guarantor.

✅ ALL students need a guarantor to support their application - no exceptions.

Referencing isn’t about judging people or expecting the worst. It’s about applying fair, consistent checks and making responsible decisions for everyone involved.

A poor tenancy doesn’t only affect the landlord financially. In a house share, one unsuitable tenant can disrupt the home and affect every other person living there.

No referencing system can remove every possible risk, but careful checks, consistent standards and experienced human oversight can reduce it considerably.

Because good management isn’t just about filling rooms.

It’s about filling them with the right people. 🏠

The tenant who chose Bedroom 4 at our Norwich Road house share after watching this video is still living there today—4 years and 3 months later. ❤️

We think that says rather more about the home we helped create than perfectly polished footage ever could.

At LEA, we’ve never believed that managing HMOs should simply be about filling rooms. It’s about creating homes where people feel comfortable, settled and genuinely happy to stay.

Our filming may have come a long way since this video was taken, but our commitment to making house shares feel like home has been there since 2004.

🎂 This week, we celebrated Ashleigh’s birthday! 🥳

At LEA, every member of our team automatically gets their birthday off work! An extra day of annual leave on top of their usual allowance. Because nobody should have to spend their birthday answering emails or dealing with property maintenance! 😂

Of course, we couldn’t let Ashleigh escape without celebrating first… so there was a large chocolate cake thanks to Marks and Spencer and a rather fabulous hamper contributed to by Megan, Jack and me, and very thoughtfully put together by Jack. 🎁

Happy Birthday, Ashleigh! We hope you enjoyed your well-earned day off and all your treats. We’re very lucky to have you as part of Team LEA. ❤️

September is officially move-in season! 🔑🏡

Eight move-ins. Six properties. One very busy LEA team!

This week we’ve welcomed new housemates to Westerfield Road, St Helens Street, Warwick Road, two of our Woodbridge Road properties and Henslow Road. ❤️

Of course, “move-in day” is only the final piece of the puzzle. Behind every set of keys are enquiries, viewings, applications, referencing, paperwork, inventories, room preparations and plenty of communication to ensure everything is ready.

It’s a particularly lovely feeling seeing these rooms become homes, especially after quite a challenging lettings market and knowing that every successful move-in also means one less empty room for our landlords.

September, you’ve certainly arrived with a bang! 💥

Welcome home to all eight of our new tenants, we hope you’ll be very happy with us. 🏡❤️

🚪 There’s a person behind every bedroom door.

It’s something we’ve always believed, but after 22 years of managing house shares, it’s still worth reminding ourselves of.

Behind that door might be someone moving out of home for the first time. Someone starting a new job. Someone whose relationship has ended. Someone new to Ipswich. Someone who’s nervous about living with strangers. Or someone who simply wants somewhere they can come home, shut the door and feel safe.

To us, it might be Bedroom 3 on COHO.

To the person living there, it’s home. ❤️

And that’s why the little things matter. How we speak to people. How quickly we respond. How we handle problems. How we introduce someone to their new housemates.

Property management is about properties, obviously… but good property management is about people.

We don’t forget that. ❤️🏠

🏡 SOME ROOMS JUST TAKE LONGER…

Bedroom 6 at our Henslow Road house share has been a stubborn one! 😅

This room has taken FAR longer to rent than we ever hoped, sadly creating a void period for our landlord.

And it certainly wasn’t for lack of trying!

We’ve worked tirelessly behind the scenes — refreshing the advert hourly, responding after hours to enquiries, arranging viewings, following up all leads and doing everything we could to find the right person.

For various reasons, this one was just tough.

That’s the reality of property management. Not every room rents instantly. Not every viewing converts. And sometimes, despite doing all the right things, the market makes you work for it!

But… Bedroom 6 is finally RESERVED! 🙌🔑❤️

And after all the work that’s gone into filling this one, that little “reserved” notification felt particularly good.

A great result for our landlord and another room successfully filled! 🙌

🎓 AND WE’RE OFF… FIRST STUDENT MOVE-IN! 🔑❤️

Today marked our first student move-in of the 2026/27 cohort at our 16-bedroom student house on Westerfield Road… and naturally, property management decided to keep us on our toes from day one. 😂

Bedroom 5 was ready.
Our new tenant was ready.
The window, however, had other ideas. 🙄

A broken sash cord meant no airflow into the room, not exactly ideal when you’re trying to unpack and settle into your new home!

Luckily, our new tenant arrived armed with an absolutely GIANT fan 😂👏 and was incredibly understanding about it. The repair is in hand and we’re now just awaiting a date for the replacement.

Was it the perfectly smooth first move-in we’d have chosen? Nope.

But that’s property life. Things go wrong. Things break. And after 22 years, we’ve learnt that it’s not always about what happens, it’s how you deal with it when it does. ❤️

So, Bedroom 5 is officially occupied, the giant fan is doing its thing, and our 2026/27 student cohort has begun! 🎓🏡

1 student down… 15 bedrooms to go! 😅
