🧹 Can you make your tenant pay for a professional clean when they move out?
Not simply because you'd like one!

What matters at the end of the tenancy is how the property has been returned compared with how it was at the start.

A tenant can clean the property themselves. What matters is whether it has been returned to the required standard, not whether a professional cleaning company did the work. Custodial Tenancy Deposit Scheme
If additional cleaning is genuinely required, a reasonable deduction may be appropriate. But that's where your evidence becomes crucial.

A detailed inventory and schedule of condition at check-in, followed by a thorough check-out report, can make all the difference if a deduction is disputed. TDS says it looks for evidence that the property was less clean at the end than it was at the beginning.

As Michaela explains, it's not about who cleaned it. It's about the condition it was returned in.

⚠️ The new rules ARE being enforced.

The Renters’ Rights Act is no longer something landlords are preparing for. The first major changes have been in force since 1 May, and local authorities have responsibilities for enforcing the new tenancy rules.

For landlords, that makes getting the details right increasingly important.

A neighbour tells you that your tenant is causing repeated noise, behaving aggressively or creating problems for others.
Can you simply regain possession of the property?

Not necessarily.

Now that Section 21 has gone, landlords dealing with serious anti-social behaviour may need to rely on Section 8 Ground 14. However, this is a discretionary ground, which means the court will consider the circumstances and decide whether possession is reasonable.

A complaint alone may not be enough.

Landlords and agents should investigate concerns fairly and begin building a clear, factual record. This might include:

▪️ Written complaints with dates and times
▪️ Incident reports and relevant correspondence
▪️ Communications with the tenant
▪️ Records from property visits
▪️ Evidence involving the police, council or other agencies, where applicable

Ground 14 can also potentially cover behaviour affecting the management of a property, including aggression or abuse towards agents and contractors carrying out legitimate work.

The important lesson is to act early, remain neutral and document what happens. If the matter eventually reaches court, a proper evidence trail could make all the difference.

Good property management is not only about responding to problems. It is about handling them correctly from the beginning.

🏡 Evidence, local knowledge and a changing rental market are at the heart of this week’s Rents Round Up.

The first published rent appeal decisions under the Renters’ Rights Act have started to reveal how the Tribunal is approaching Section 13 increases.

Of the 24 cases in which a rent was determined, half of the landlords received the rent they had proposed in full. However, the decisions also demonstrate the importance of using suitable evidence rather than relying on advertised portal rents.

Elsewhere, new analysis suggests that professional landlords are increasingly choosing to invest closer to home. Understanding local rents, tenant demand and operating costs is taking greater priority than simply chasing the highest yield elsewhere in the country.

Meanwhile, Zoopla reports that UK rents have increased by 2.6% as rental supply has fallen, with annual growth forecast to reach between 4% and 5% by the end of 2026.

The common thread is clear: good property decisions depend on good local evidence.
