EPC assessments of local properties has producing an alarming pattern of domestic properties with an incorrect EPC (ENERGY PERFORMANCE CERTIFICATE.)

House MOT has started work on 6 flats in a Victorian Semi Detached House.

All EPC'S were a D rating which means they were declared habitable for the tenants to rent plus the landlord could market and sell the property.

As a gesture House MOT carried out a full Retrofit Assessment on 3 of the flats. To our horror the calculations of the EPC'S went from a high D to a low F and a low G.

Apart from breaking the law these flats were a disaster ready to happen. The main electrics were a major fire risk and there was no visible escape route for the residents.

So why is having the correct EPC so important...

After completing a House MOT in Stonham Aspal, Suffolk, the most severe issue found was water ingress from an unknown source. With further investigation we found the cause to be the lack of roofing membrane below the loose ridge tiles.

Our client asked us to complete the remedial works, consisting of a new breathable roofing membrane, reclaimed slates and a new ridge installed.
