We’ve bought over 50 houses in the last 10 years and every single one of them has been bought with the intention of creating a better home for someone.

Some have needed a LOT of work, some have been completely transformed to become HMOs, some family homes and some have been converted into apartments.

They’re all investments, of course. That’s our business.

But they’re also homes.

Real people live in them, raise their families in them, come home to them every day ❤️

We’re proud that what we’ve built isn’t just a property portfolio sitting on a spreadsheet.

It’s homes that we’ve had the opportunity to improve and provide for the community.

When you look at a property deal, the purchase price is only ONE part of the equation

You also need to think about the works, timescale, end value, exit strategy and, importantly, where the money is coming from

Theres loads of ways to fund property and what works for one deal might be completely wrong for another.

We’ve used several of these funding routes across our own portfolio and projects over the years, sometimes using more than one on the same deal.

Understanding how to structure the funding is just as important as finding the property in the first place.

“So what do I actually have to do?”

This is probably one of the questions we get asked most.

The simple answer is… not much.

Our funding model is designed to be completely hands-off for the funding partner.

You don’t need to find a property.

You don’t need to view it.

You don’t need to deal with builders.

You don’t need to manage tenants.

You don’t need to know when the boiler has packed up or when the plasterer has decided not to turn up

That’s our job.

Once we’ve agreed the terms, completed the necessary checks and your capital has been transferred, you can step back.

Depending on the agreement, you’ll receive your agreed interest either monthly or annually and, at the end of the agreed term, we return your capital.

But there’s an important bit here…

We don’t work with everyone.

Before we take any funding, we need to make sure the arrangement works for both parties.

We’ll talk through how it works, what the capital is being used for, the terms and the risks involved. If it’s not right for you, or it’s not right for us, we simply don’t proceed.

Because we’d rather build long-term relationships with the right people than take money from anyone who wants to invest.

For the right funding partner, the appeal is pretty simple:

You provide the capital.
We do the property work.
You receive your agreed interest.
We return your capital at the end of the term.

You get to be involved in property without having to actually do the property bit 🏠

They committed their capital to us for a 5 year term and this was their second annual interest payment.

Theres so many moving parts behind the scenes with property projects but this is the bit that matters most to us.

It hasn’t been the easiest year in property.

Actually… it’s been really bloody hard at times. I would insert a laughing emoji but genuinely it hasn’t even been funny 🫣

Interest rates, refinance delays, costs rises, projects taking longer than planned and plenty of times where we’ve had to stop, rethink and find another way to make it work.

But this is the bit thats important.

Hard doesn’t mean it isn’t working.

We’re still buying (we have a lot in legals right now and when they start completing, you’ll hear about it)

We’re still developing - the two in Felixstowe are going to be banging

We’re still refinancing - 7 properties to be exact.

We’re still selling - anyone want a 4 bed house in Felixstowe?

We’re still creating profit

We’re still building a better property business than we had 12 months ago.

Business and property won’t let everything go right all the time - some weeks you’ll be on top of the world and others will have you in the gutter.

This year has definitely reminded us that it’s not for the faint-hearted.

But that’s also why we love it 😍

If it was easy, everyone would do it wouldn’t they 😂

Whilst there are plenty of places you could put your money, we genuinely believe there is something very powerful about putting it to work in bricks and mortar, particularly when you have the experience, systems and people around you to actually make things happen.

We may have been quiet on socials over the summer but there’s a lot happening at Bloomfield HQ 👀

Sometimes we say we want something different…

…but we keep doing the same things.

Same routines
Same decisions
Same places
Same conversations
Same excuses

… then we wonder why nothing changes.

Wanting something is only the beginning. At some point you have to be willing to move.

To make a different decision or take a little bit of calculated risk. Maybe put yourself in a different position to actually do something with the opportunities sitting in front of you.

You can keep waiting for the right time or you can decide that this is the time to do something differently.

The biggest shift usually comes from finally doing something with what you already have.

Two 4-bed townhouses going up in Felixstowe right now - every week the shape of them changes a little more.
