Rarely as simple as buying a house and watching the money roll in 👀

What often gets missed from the success stories is the waiting, the delays, the refinancing timelines and the cash flow management that happens behind the scenes.

Sometimes you can do everything right and still have to wait longer than expected for the money to come back.

Understanding that reality won’t put you off property. It will make you a better investor 🤝🏡

Quick update from one of our HMOs in Ipswich 🏡

We had to meet with a PMS (project monitoring surveyor) after the lender raised concerns that the works weren’t fully completed as originally planned 🙄

Part of the reality of working with funded projects - and why we prefer to work with private finance. Things don’t always run in a straight line and expectations have to be managed properly along the way

This particular property was bought already fully tenanted and cash flowing from day 1

Not every stage of property investing is smooth or simple but it’s important to stay accountable and deal with things head on when they come up.

That’s exactly what we’ve done here and we’ll continue to update as it moves forward

It’s a common thing in the industry

When we are focussing on buying, renovating and scaling we need to work with people we trust and people who will manage the day to day headaches of property management so we can concentrate on other things

Plus, we own the asset which appreciates year on year

You’re probably not questioning where your savings sit 💰

It goes into a bank account and it feels safe. It feels responsible and for a lot of people, that’s exactly what they want.

But when you look at the numbers right now, something quite simple shows up.

Most UK savings accounts are paying around 2%. Inflation has been sitting closer to 3 - 4%

Which means for a lot of people, their money isn’t really growing in real terms.

It’s just about holding its position… or quietly losing a little ground over time.

This isn’t a message about pulling money out of the bank.

Cash has a purpose. Security matters and so does access

But there’s also a difference between holding money safely and having money work for you.

And most people with savings in the bank haven’t really been shown that distinction clearly.

That’s usually where the conversation starts with us.

Not about risk or hype.

One of the biggest myths in property is that you need a load of money to get started 🙄

This little flat in Aberdeen tells a different story

We bought it in August 2022 for £38k
Because it was below £40,000, we couldn’t get a traditional mortgage on it at the time, so we purchased it with cash and focused on improving the property first

We spent £13,500 on refurbishment works and then refinanced once the value had increased

In 2024, it was revalued at £60,000

Interestingly, we had comparable evidence suggesting values above £75,000, but that’s one of the realities of property. Sometimes the valuation you receive isn’t necessarily the valuation you believe it’s worth.
But you have to work with the information you have and keep moving forward

Today the property rents for £525 per month and produces around £238 per month profit after mortgage, management and insurance costs

No, it’s not one of the biggest deals we’ve ever done but that’s exactly why we wanted to include it in this series

Property isn’t always huge developments and six-figure projects and it’s certainly not get rich quick

🚨 Spoiler alert: It doesn’t look like growth

It looks like stress
It looks like doubt
It looks like wondering whether you’ve completely lost the plot.

The last decade has been a journey

A proper f**king rollercoaster of a journey

Over the last couple of weeks we’ve been sharing parts of our portfolio. Looking back, it looks impressive. It looks like steady progress

What you don’t see is everything that happened in between

➡️ The failed deals
➡️ The houses we painted until midnight because we had a deadline to hit
➡️ The late payments
➡️ The problem tenants
➡️ The break-ins
➡️ The court cases
➡️ The down valuations
➡️ The house clearances
➡️ The floorplans
➡️ The refinancing headaches - oh the headaches!! 🤯
➡️ The cashflow squeezes

On top of that, kids sitting exams, teaching teenagers to drive, trying to fit in reading, meditation, exercise and some sort of family life while spinning twenty six million plates at the same time

Most people think property is about buying houses

It’s not

It’s about solving problems

Every. Single. Day.

And usually, just when you think you’ve solved one, another one turns up

That’s growth

It isn’t pretty

It isn’t a straight line

It doesn’t arrive wrapped up with a nice little bow on top

It’s messy

It’s uncomfortable

It’s frustrating

Sometimes it will literally chew you up and spit you back out again

But if you keep going, one day you’ll look back and realise that all those moments when it felt like nothing was working...

Were actually the moments that changed everything.

4 years of growth doesn’t look like growth.

It looks like not giving up ✌️❤️
