Hi guys.
Just a quick update here from the McLemon household.
I just wanted to start by offering a bit of gratitude and thanks to anyone that we've spoken to over the last couple of weeks.
This has been a big decision from us and we've reached out to quite a lot of people to let them know what we're doing.
And then encouragement and support has been absolutely fantastic.
So thank you very much for being there and any positive comments that we're getting.
It's much appreciated.
What we've done is I've decided to leave my current employment and finished up with them yesterday and I am starting as a self-employed estate agent in the Ayrshire area.
So many you will know that Erin already runs a Lettings business in the area so I'll be bolting on the estate agency to her existing business.
I will be coming under the umbrella of the Keller Williams, so I've been using their systems training support and modules to get myself up and running and get started.
So I'm looking really forward to that.
The support and encouragement from them has been absolutely fantastic as well.
So just to let you know that that's what we're going to be doing.
If you need any help with property in terms of lettings of selling or just staging or just advice on the valuation, happy to have a chat and be of service to people Will be offering full.
Services on both aspects of selling and the lettings in terms of the selling.
I'm looking to do viewings and sales progression right through to handing the keys over.
So I want to meet your buyers on the day and hand the keys so I'm excited that's what I used to do at the very start of my estate agency career.
That's what I want to get back to offering a quality service and getting customers through what is tends to be one of the most stressful things you can do.
So if I can help take some of that stress off or.

Just a quick update from me guys, but an exciting time for us in the McLemon residence.
After five years with Purple Bricks, today, 31st October 2024 is my last day with them.
So after starting self-employed and then moving to an employed role and then finally moving into the online video virtual team, that's me.
I'm calling it a day.
Exciting new start tomorrow.
So there'll be a new announcement tomorrow and there'll be loads of noise about what's going to be happening next.

Loss of rental income – An empty property means you're missing out on income. Tenants also take over things like factoring and council tax.
Increased maintenance costs – Empty homes can fall into disrepair faster without regular use or attention. Small issues can turn to big repairs.
Higher insurance premiums – Many insurers charge more for unoccupied properties or may limit coverage. Have you informed them? You may not be covered if they don't know.
Risk of vandalism or squatters – Vacant properties are more vulnerable to break-ins, vandalism, or illegal occupation.
Deterioration due to neglect – Without occupants, heating, ventilation, and regular maintenance may be overlooked, leading to structural issues.
Council tax liability – Some areas charge double rates for council tax on empty homes.
Missed market opportunities – While the property remains empty, you could miss out on a buoyant rental or sales market.
Negative impact on neighborhood – Empty homes can lower surrounding property values and create an uninviting atmosphere in the community.
