Completion | The Vaults

After 12 months from purchase, we’re proud to complete the transformation of this Grade II listed former NatWest Bank.

This project was far from easy. But it’s resulted in preserving another important part of architectural heritage while creating 6 new homes for tenants.

Like many developments, it’s been a bit of a journey. During construction, our main contractor entered liquidation, forcing us to quickly adapt, role our sleeves up, reorganise the project, take on existing sub-contractors and ultimately keep the development moving. We’ll share more on this in the posts to come.

Despite the challenges, we successfully delivered the project, repaid our investors on time (on the final possible day!), achieved circa 35% ROCE, and have now secured tenants for almost every apartment, alongside a fully let commercial unit. It’s ended how it should have done.

For us, regeneration is at the crux of helping the shortage of new homes. We love nothing more than bringing vacant buildings back into use, supporting local businesses and proving that our high streets still have a future when historic buildings are given a new purpose.

A huge thank you to everyone involved—from our consultants and contractors to our investors and future residents—for helping bring this landmark building back to life.

One of the things we enjoy the most is working with clients who spot the hidden potential and have the vision to transform it into something exceptional.

Ricci and Louise (Ricci & Louise Perfect ) are exactly that kind of client.

Like many people building a property business, they’re doing it whilst juggling everything else that life throws at you. Running a business, raising a young family and making long-term decisions about where and how they want to live.

They appointed Arcvelop to completely remodel, extend and repurpose their family home - Cherry Tree House. They strategically bought the house/plot with the vision in mind.

A fantastic plot on one of Beaconsfield’s most desirable roads and the opportunity to create a home that could evolve with their family for years to come.

Over the last few months we’ve been working closely together to explore that vision.

Rather than starting again, we’ve looked to retain and build upon elements of the existing house, using the original building as the foundation for something much greater. Approaching the project as owner-occupiers, but with the same strategic thinking that developers bring to unlocking value and maximising potential.

The result is a substantial family home of over six bedrooms, multiple bathrooms and a series of impressive living and entertaining spaces centred around modern family life.

Large open-plan kitchen, dining and living spaces connect directly to the garden, whilst a more formal architectural language gives the house a stronger sense of presence and permanence within the street scene.

What we like most about projects like this is that they’re much more than just bricks and mortar, its about working with the end user and helping create their dream spaces.

We’ve recently submitted the scheme for pre-application feedback and are excited to see how it develops.

Planning approval secured for the conversion of a former Sheffield sawmill into 18 apartments.

A project that took just under two years of planning, heritage and technical work to unlock.

When we acquired the site, it comprised a vacant former sawmill building and adjoining car park at the junction of Egerton Lane and Milton Street, within one of Sheffield’s historic industrial quarters. Located immediately adjacent to a Grade II* Listed building, the site presented a number of planning and heritage challenges from the outset.

Before submitting the planning application, we undertook extensive pre-application discussions with Historic England and Sheffield City Council to establish an approach that would preserve the character of the surrounding industrial townscape whilst bringing the site back into productive use.

The site had sat underutilised for a number of years and represented an opportunity to bring a redundant industrial building back into active use whilst contributing new homes within a highly sustainable city-centre location.

Over the following two years, we worked through planning, heritage, design and technical constraints to secure consent for the conversion and redevelopment of the site into 18 apartments, creating over 12,000 sq ft of new residential accommodation.

What makes projects like this particularly rewarding is that they sit within areas that helped shape Sheffield’s industrial identity, something that Sheffield is very proud of. The surrounding industrial districts were at the centre of the city’s steel, cutlery and metalworking industries and remain some of the most important industrial heritage areas in the country.

Central brownfield sites like these are perfect for redevelopment, not simply because of their location and history, but because of the character and sense of place they can continue to bring to our cities if reimagined in the right way.

The site is now being offered for sale with the benefit of the approved planning permission.

One of Margate’s most iconic seafront landmarks is set for a £20m restoration and regeneration.

Today, we’re proud to unveil our latest development — the transformation of Nayland Rock Hotel and Royal Crescent, Margate — a landmark heritage-led regeneration project delivered in collaboration with Brede Hotels.

Arcvelop will design and develop the 50,000sqft mixed-use Grade II listed building, restoring and reimagining one of Kent’s most significant Victorian landmarks and bringing new life back to a long-neglected part of Margate’s seafront.

Recently featured by , the proposals represent one of the most significant regeneration projects currently proposed across the South East.

Originally built in the 1850s, Nayland Rock once welcomed guests including TS Eliot, Charlie Chaplin and Mick Jagger before falling into long-term decline.

Our proposals seek to carefully restore and regenerate the historic crescent through:
— 50 new apartments
— 16 serviced short-stay suites
— new commercial public amenity space
— restoration of lost architectural features
— reinstatement of the historic frontage and entrance sequence
— and the wider regeneration of Royal Crescent itself.

At Arcvelop, we’ve always believed architecture should do more than preserve buildings — it should help to revive places, restore identity, and create long-term value for towns and communities.

Nayland Rock represents the most ambitious and significant project in Arcvelop’s history to date, and a defining moment for our company.

A project of this scale, sensitivity and prominence requires an enormous amount of collaboration, vision and persistence — it’s been two years in the making already, and we’re incredibly proud to finally begin sharing it.

Refinance completed | Chapel Place

Last minute completion on the Thursday before the bank holiday weekend!

This conversion is exactly the type of development we enjoy most.

By the time we found Chapel Place, it had already been through auction and remained unsold. Most people had looked at the condition (and the fact it’s listed) and moved on.

We decided to go direct to the vendor because we felt there was still real value in the building if approached the right way.

It was certainly in a bad way; vacant for years, stripped out, severe dry rot through the timber structure, roof issues, and parts that were structurally unsafe.

But the fundamentals were there — a beautiful Grade II listed former chapel in a strong location with the chance to create something special.

We improved the planning consent, strengthened the unit mix, redesigned the layouts to our standards, and delivered a full back-to-brick restoration with extensions over just 10 months.

Today it’s:
• 7 fully let new homes
• successfully refinanced
• £1.5m of bank and investor capital repaid
• retained as a long-term Arcvelop asset

These projects are a reminder that the best opportunities are rarely the easiest ones. Often the value is hidden in buildings the market has stopped believing in.

We often find that’s usually where the most interesting work begins.

2025 in review… A year of challenges, delivery and growth.

• January — The first year of Victoria. A little reminder that everything we build — businesses, buildings and teams — is ultimately about people and the future.

• February — Completion, letting and refinance of our timber-frame block of apartments in Norwich. 9 new homes designed, delivered and financed, now part of the long-term portfolio.

• March — Albion Place Phase 1: a Grade II listed office conversion into 7 townhouse-style buildings and 24 apartments — one of our most complex heritage projects to date.

• April — Albion Place Phase 2: breaking ground on 13 new-build apartments

• May — Continued growth of the architecture side of the practice. In 2025 we helped design and secure planning for hundreds of new homes for clients and other developers.

• June — Albion Place Phase 1 completed, furnished, fully let and added to the portfolio. A major milestone for the business, supported by a full overhaul of our management systems expertly led by Lewis.

• July — Acquisition of a Grade II listed former bank. Purchased, funded, designed and now being delivered entirely in-house. Alastair has been fundamental from negotiation through to delivery. Completion due early 2026 as another build-to-rent asset.

• August — Chapel Place completed: the conversion of a Grade II listed chapel into 7 apartments. Designed and delivered by the in-house team

• September — The Sawmill, Sheffield. Planning secured for 12,000 sq ft across 18 new homes. A strong scheme on a complex site, now offered for sale with planning.

• October — The sale of Pembroke Villas. A challenging market to exit into, completing on the third buyer and delivering one of our strongest ROCEs.

• November — Albion Place Phase 2 shell rising, closing in on roof level, with delivery continuing into 2026.

• December — A fitting end to the year: Albion Place winning three awards at the International Property Awards, including a 5-Star commendation. A proud moment for the whole team.

2025 was certainly a challenging year of delivery, growth and quiet momentum.

Backstory of the Albion Residences

As with most developments, this one’s been a 3+ year project from walking past this site in 2022 to purchasing it at the end of 2023, fast forward to us winning three awards at the on Friday. What a way to top off our best transformation yet.

This one started out as a bit of a pipe dream, we originally viewed it and when it first came available, and another developer got in there first and had their offer accepted. We hounded the agent for 6 months to keep an eye on if the sale was progressing. Fortunately for us (not for them!) they had bitten off too many sites than they could chew, and that developer eventually went bust.

We were the first people back into the building the second time, and negotiated the price and met the vendor. They apparently appreciated that we told them exactly what we planned to do with the building (and the timeframes) we thought at the time there was no point in hiding it!

We agreed the price (including the car park site) and started the legals, we did our due diligence on the planning to ensure we could maximise the building through PD and full planning. There was historic planning on the site for 23 units, and we looked to simplify the build, achieve the same visual improvement, and increase the number of units to 37.

As we purchased the site, we progressed (at risk) with planning. We negotiated/elected to remove the VAT from the building which saved a half a million tax cash flow issue. Phase 1 planning was achieved shortly after we got the keys. We did have a slight moment just before exchange/completion where our bridging lender let us down, and we had to find a £1m bridge in 10 days. That was an eventful week!

Whilst the planning was being approved, we also progressed the tender and tendering (at risk), so that we could get started on site as quickly as possible. We selected the main contractor along with finalising the development finance and team got moving!

We’ll do a follow on post of everything through construction to completion!
