🚨MTD - What do you need to know?🚨
If you have UK rental income or you are self-employed in the UK, you need to be aware of a major change in the UK tax system:
Making Tax Digital (MTD) is set to significantly change how and when you report your income to HMRC.

📌 When does it start?
MTD for Income Tax will be introduced from 6 April 2026, marking the start of the 2026/27 tax year.
This is a phased rollout, meaning different income levels will be brought into the system over time.

🔄 What is changing?
❌ Previously: Annual Self Assessment tax return (once a year)
👉 Moving to:
✔ Ongoing digital record keeping
✔ Quarterly submissions (every 3 months)
✔ Year-end final declaration

👥 Who will be affected?
This applies to:
✔ UK self-employed individuals
✔ UK property landlords (including overseas landlords such as Hong Kong investors)
✔ Individuals with both rental and self-employment income (combined for threshold purposes)
👉 Key point: If you have UK taxable income, you may be affected.

🚨 Income thresholds (phased rollout)
📊 Phase 1 – from April 2026
If your qualifying income exceeds £50,000
👉 You must join MTD
Includes:
✔ Self-employed individuals
✔ UK landlords (UK-based and overseas)
📊 Phase 2 – from April 2027
Threshold reduces to £30,000 (annual qualifying income)
👉 Example: £36,000 rental income
➡ You will be required to comply with MTD
📊 Phase 3 – from April 2028 (expected)
Threshold expected to reduce further to £20,000 (annual qualifying income)
👉 Bringing more smaller landlords and earners into the system

📌 What will you need to do?
Landlords and self-employed individuals will need to:
✔ Keep real-time digital records of income and expenses, including:
* Rental income
* Repairs and maintenance costs
* Management fees
* Other allowable expenses

🌍 Overseas landlords included
MTD applies regardless of where you live.
Even if you are based in Hong Kong or outside the UK,
👉 if you receive UK rental income, you are still required to comply.

💻 Digital reporting requirement
MTD requires the use of:
✔ HMRC-approved accounting software
❌ Manual year-end record keeping alone will no longer be sufficient
👉 The system will become fully digital and automated
