There’s some good news in the latest housing market data. Buyers are returning to the market after the usual summer slowdown.

BUT… they’ve got less money to spend. And that bit is really important.

Because I keep saying this: the market doesn’t care what you paid for your house, what your neighbour sold for two years ago, or what you’d like to achieve.

It’s about what buyers are prepared - and able - to pay today.

If buyers have tighter budgets, sellers need to be even more realistic about pricing.
