BIGGEST SHAKE-UP TO BUYING A HOME IN DECADES? WHAT IT MEANS FOR KIDLINGTON MOVERS
Thinking about buying or selling a home in Kidlington? This could be 1 of the most important property announcements we've seen in years. Last night, Government unveiled plans to overhaul the home buying and selling process, aiming to make moving home faster, cheaper and less stressful.
Currently, buying a home in England can take around 4 months and roughly 1 in 3 sales fall through before completion. That means months of uncertainty, wasted legal fees and frustration. Government says failed transactions cost buyers and sellers around ยฃ400m a year.
What's changing?
Earlier legally binding agreements
1 of the biggest proposals is to introduce legally binding commitments much earlier in the process. This should reduce gazumping and stop buyers or sellers walking away at the last minute without consequences. Financial penalties could apply if someone pulls out without a valid reason.
Upfront property information: Sellers will be expected to provide more information before a property goes on the market, including details about the property's condition, costs, leasehold information and chain position. It should reduce surprises later in the process.
A more digital process: Government also wants to modernise conveyancing through digital identity checks, electronic signatures, digital property logbooks and AI-assisted systems to speed up transactions.
Faster completion times: The ambition is to reduce transaction times by around 4 weeks and save buyers hundreds of pounds in unnecessary costs.
What does it mean for Kidlington?
For buyers, it could mean fewer sales falling through and greater certainty when you've found your dream home.
For sellers, it means being better prepared before launching to the market and potentially benefiting from a smoother transaction once a buyer is found.
While these changes won't happen overnight, they signal a major shift towards a more transparent and efficient property market.
