MY AGENT SAID I DON'T NEED STAGING 😏

Have they had properties staged in the past? And have they seen no real difference between selling a vacant property and a staged home? I doubt it...

As a relatively new industry in the UK, many agents are reluctant to suggest something different.

Very few homes are genuinely market ready.
Yes, some don't need styling or staging, but they're the exception.

If the home you're trying to sell is vacant or a little tired, styling can change how it's perceived and how fast it sells.

Before you take that advice at face value, look at the staging stats, it could be the difference between just sitting on the market and a quick sale.

The difference between styling your HMO rooms vs just sticking them on spareroom and hoping for the best.

Not doing anything other than taking a photograph will cost you, lengthy voids, loss of rent, offering free or reduced rent for the first month is a common tactic.

It's really not necessary, the rooms JUST need tastefully dressing!!!

They need to look and feel welcoming, both online and in person whilst carrying out viewings, they need to catch the attention of potential tenants and stop them from scrolling.

LANDLORDS does this look familiar?

We see soooo many HMO rooms advertised with bare mattresses, bare walls, and dull photography, so whilst potential tenants are scrolling through spareroom, your property really doesn't stand out as anything special.

We hear it all the time "we're going to test the market first before staging" 🙈

BUT once buyers have seen your property online, its no longer 'new'.
Price reductions or new photographs rarely increase that initial interest, it is therfore crucial to get it right from day one!

Staging may be an additional cost, however staging is always cheaper than that first suggested price reduction, and trying to cut out that cost is not only losing your money, its delaying a sale!

I'm sure the rug i carried down made a huge difference to ease the workload. 🤣 and rolling down the bags of bedding meant less trips climbinging back up.
