Here we go again....completion day can mean only one thing...I had some money....and it’s gone!!! 💷💷💷

I would just like to say that for those who think Watson’s a baller now and it’s all rays of sunshine here, think again.....it both is and isn’t. It isn’t because I am cash poor once again, but it is because I will thank my future self. I’ve been at this for quite a few years now! 📈👨‍💻📊

When you take into account that the Yorkshire region is set to see some pretty favourable long term capital appreciation over the coming years, I have the added incentive to delay gratification and keep turning in the wheel! 📈🙏

If you can accept the slow burn strategy of buy to let...it can be an incredible route to financial freedom. It just takes a bo***ck load of time. You in or out?

Is property conveyancing and digital catching up? 💿📀💿

I stumbled across this today. Thirdfort is an APP that allows you to prove who you are, and deal with anti money laundering queries in about 3 minutes, without leaving your couch. 🛋

You know how much of a ball ache it is when you have to have ID verified by a certified person and show proof of address in order for them to act on your behalf. It usually means lots of organising to see that certified person , queuing up and paying for the privilege. (Eg. Post office offer this over the counter service)

Ps. I am in no way affiliated to Thirdfort but it does makes sense...

Why I prefer 3 Beds over 2 beds houses🤷‍♂️

Simply put.....3 beds generally stay tenanted longer. That’s not to say 2 beds don’t work or don’t offer a good return. They do and can. 📈

The thing to consider for anyone going for 2 beds in my opinion is, how much energy and money will it cost YOU to keep refilling a 2 bed house every 12-18 months vs every 3/4 years with a 3 bed 🤯

May sound trivial but finding a decent tenant is no different to finding a good deal, or hiring the right tradesperson or employee. There’s good and bad in everything and it takes time and energy each time.

People want to start families and to grow the nest. 2 beds aren’t ideal for all those shenanigans!

Factor these costs in at the start, is the advice I’d give my younger self.

This was our second ever BTL and is now the reason why I’m reluctant to buy 2 beds!

It’s also very annoying when you’re normal “go to” lenders, decide to up the minimum purchase value from £50k to £100k.

It happens when cycles through the markets and funds run dry on certain , they will probably bring it back in a few months, in the mean time.....anyone wanna be my new bank? 🤣📈
