Old barns weren’t built to become modern homes… that’s what makes renovating them interesting. 🏡

Working with an existing building means understanding what’s already there before deciding what comes next. The structure, materials, age and condition all need to be considered, especially when you’re trying to retain the character that made the building worth renovating in the first place. 🔨

Not every crack means subsidence. Cracks can happen for lots of reasons. Movement, age, settlement, changes in moisture, poor repairs or even the way materials have been used over time can all play a part. The important thing is understanding what type of crack it is, where it is, how it has formed and whether it is still moving. That is where a surveyor comes in.

A crack might be nothing to panic about, or it might need further investigation. The point is not to guess. Get it checked properly so you know what you are dealing with. 🔍

A few shots from a barn renovation project we’ve been involved with recently 🏡🔨

Projects like this are always interesting to follow, particularly with older buildings where retaining the original character needs to work alongside bringing the property up to modern standards. There’s a lot to consider with a barn renovation, from the existing structure and condition of the building to the materials being used and how the finished space will function.

The viewing shows you the house. The survey shows you the building 🏡

A viewing is great for getting a feel for the space, the layout and whether you can see yourself living there. But it will not always show what is happening behind the walls, under the roof or within the structure itself. That is where a survey comes in. It gives you a clearer understanding of the condition of the property, any concerns to be aware of and what might need attention.

When the house looks perfect, it is easy to think everything underneath is fine too 🏠

Fresh paint, nice rooms and a tidy finish can tell one story, but a proper survey looks much deeper than that. It helps you understand the building itself, from the roof and walls to damp, movement, repairs and anything that could become costly later. This is especially important with older and historic properties, where character often comes with a few hidden issues.

Renovation projects are exciting, but knowing what you’re starting with matters 🏡

Before you start knocking walls through, replacing roofs or planning the finished space, it’s worth understanding the condition of the building you’re working with. A survey can help identify existing defects, areas that may need attention and potential issues that could affect your renovation plans or budget. Because a successful renovation isn’t just about what the property could become. It starts with understanding what’s already there.

Stop scrolling if you are buying a house 🏠

A property can look absolutely fine during a viewing, but that does not always mean there is nothing going on. Damp, movement, roof issues, poor alterations and hidden defects are not always obvious when you are walking around for ten minutes trying to imagine where the sofa will go. A survey gives you a proper understanding of what you are buying before you fully commit. It can help you make better decisions, ask the right questions and avoid nasty surprises after completion. Buying a home is a big step. Make sure you know what you are walking into.

A viewing can tell you whether you love a property. A survey can help you understand what you’re actually buying. 🏡🔍

From signs of damp and movement to roofing, older building materials and defects that aren’t immediately obvious, there can be a lot you simply won’t spot during a quick walk around. That’s why taking the time to understand the condition of a property before you commit can be so important.

A lot of the work that transforms a property isn’t always on the inside 🏡

This project involved a full renovation of the stonework and slate roof, bringing two of the property’s biggest features back to where they needed to be while keeping the character of the original building. It’s a good example of looking beyond kitchens, bathrooms and interiors. Sometimes the work that matters most is the work protecting the property for years to come. Another part of a renovation coming together 📌

Once you work with buildings, especially older ones, you really cannot unsee it. A crack, a bit of movement, damp staining, damaged pointing or a roofline that looks slightly off will always catch our eye. Not every crack means disaster, but it is always worth knowing what caused it and whether it needs attention. Historic buildings move, settle and change over time, so getting the right advice can make a big difference.
