Knutsford & Mobberley (WA16)
💷 Average rents: £1,700–£1,850 pcm
📉 Gross yields: ~4%
A premium market with strong tenant demand, but high property values continue to keep yields modest.

Wilmslow (SK9)
💷 Flats: £1,175–£1,325 pcm
🏠 Family homes: £2,100–£2,800+ pcm
📉 Gross yields: ~2–5%
Excellent rents, but some of the highest purchase prices in Cheshire mean yield remains the challenge.

Macclesfield (SK10/SK11)
💷 Average rents: £1,025–£1,100 pcm
📈 Gross yields: ~4–6%
Still offering one of the strongest balances between rental income and capital values locally.

Sandbach (CW11)
💷 Average rents: £1,046 pcm
📈 Gross yields: ~3.6%
A steady and reliable market with good demand from families and commuters.

SHOCK! The biggest rent rises aren't happening in London …

They're happening in some of the UK's CHEAPEST rental markets.

New data shows rents in lower cost areas are rising at more than DOUBLE the national average. Why?
Because demand is still there, but rental supply simply isn't keeping up

This is exactly what many of us in the industry have been warning about for years.

When landlords leave the sector, fewer homes are available to rent … 🙄 obviously

When investment slows, fewer homes are available to rent.

When supply falls and demand remains strong, rents rise.

It's not greed … It's economics 💷💷💷

The sad reality is that the tenants being hit hardest are often those in the areas that were once considered the most affordable.

Until we start increasing the supply of rental homes, don't expect this trend to change anytime soon.

Is the traditional tenancy deposit becoming outdated? 🏡💷

New research suggests that deposits are now one of the biggest barriers stopping tenants from moving home.

When you think about it, it's not hard to see why …

A tenant often needs to find:
💷 A month's rent in advance
💷 A five-week deposit
💷 Moving costs
💷 Utility set-up costs

All before they've even picked up the keys.

At a time when rents and living costs remain high, that's a huge financial hurdle for many good tenants.

I'm seeing more conversations around deposit alternatives and whether the industry needs to evolve to make moving home more accessible, while still protecting landlords.

As always, it's about finding the right balance.

Landlords aren't perfect … 😱
& neither is the housing system 🏡

But while the UK continues to face a housing shortage, private landlords provide millions of homes for people who need somewhere to live.

Running a rental property isn't passive income. It comes with mortgages, maintenance, insurance, compliance, repairs, risk and responsibility.

Tenants deserve affordable, quality housing. Landlords deserve a fair return for
providing it.

Surely the answer is more homes and better policy … not fewer landlords? 🖤🦉
