I'm hugely excited to be celebrating 10 years of ADB Property!
It's unbelievable how quickly the time has passed.
There are big ambitions for the future growth of the business, and I am very much looking forwards to the next step.
I felt it might be interesting to share 10 milestone images of my highlights of the journey so far.
Owning, managing and growing a property business can sound like a pipedream. Some imagine it may be easy, or perhaps just an unattainable folly. I certainly love it, and the freedom that it provides. I can however attest that it is very much not without incident, and is sometimes incredibly personally challenging.
Nonetheless, the portfolio has steadily grown, and has now reached the often fabled seven figure valuation, and turns over six figures annually.

It has, of course, been a very different twelve months for us all.
I am all too aware that I have been somewhat quiet on my professional sharing channels.
This is mostly because there have been fewer of the exciting, big refurbishment moments over the last year.
Those that social media would have us believe are everyday occurrences, and that I confess I do enjoy sharing periodically.
The truth is often quite different of course, and sharing your failures is far less fashionable.
The day to day problems of managing a property portfolio are often far less glamorous.

We have all had our challenges this year. Some may be seen as mere inconveniences, but many have been much more difficult to deal with.
Outwardly, we may choose to wear a brave face and carry on, however sometimes many of us may simply not cope well.
Problems in life, be they personal, professional, financial, emotional or mental, can all manifest is so many different ways.

I consider myself very fortunate to have the stability of friends, family, health, and a business that has managed to weather this storm, although the latter has certainly taken a battering.

But what about those not so lucky.
Whilst attending to the day to day running of my business over that last year or so, I have sadly witnessed first hand how such problems can be reflected in the reactions and living conditions of many.

It is too easy to point the finger of blame when rent payments stop, or when a tenant no longer looks after your property. When furniture is damaged, carpets ruined, or kitchens left to rot. Someone must be at fault, surely.
The temptation is always there to take it all personally, to throw your hands in the air and shout "Why me?". To shed a tear at the thought of the time, effort, inconvenience and cost of the lengthy repairs, or to bury your head in the sand and wait for it all to just fix itself.

Perhaps it is more helpful, however, to try to understand such actions or indiscretions, and to try to minimize the strain on your clients wherever you can.
Some will be thankful, and unfortunately some will not. The support that some require is significantly more complex, and guiding them to the appropriate support services may be all that can be done.

I therefore wanted to share a glimpse of three particularly unsuccessful tenancies that have caused me notable strain through 2020, capped off with the upset of a fourth property disaster in the form of a devastating roof leak at the most recently finished development.
Destroyed furniture, fixtures, fittings, finances and the very fabric of the buildings themselves, can all be fixed in time.
The sense of achievement, satisfaction, and relief, as these problems are solved, is enough of a reward in itself.

Circumstances will never always go our way. We can only learn from the experiences, and look forward to the successes that this new year is set to bring.

Well that, as they say, is that. The furniture was fitted on Thursday, and already five out of the six rooms are taken, following the first few days of marketing. The valuation went even better than expected, and the remortgage is approved and on its way.
A huge thank you to the team for assisting in the completion of another great project.

Well, it's been emotional, but finally the never ending project is nearly at the finishing line. All the bathrooms are now fitted, all walls and ceilings painted, and all the fire doors are hung. Just the final paint touches to the woodwork, and the flooring can go down. The valuation survey should be the final stress, although current projections are looking very favourable. First tenant viewing booked for next week!

A very positive week indeed, after a series of delays recently. Plasterers down with flu, plumbers with back problems, deliveries going missing, and half term breaks, have all left their mark. However, we are now forging ahead again. It's heartwarming to see the brand new electrics and lights finally on, along with the new central heating and boiler lifting the house out of the icy winter. The first bathroom has a flushing toilet, and the kitchen is taking shape, as the last of the joinery is completed. Ceilings are now being painted, and the end is at last in sight.

It's great to see real progress now, as Adam and his team of plasterers create smooth walls out of plasterboarded shells. The basement room, and loft room, are looking great! The 5 bathrooms are taking shape too, with all the shower trays plumbed in and tested. Next stop, kitchen fitting.

The new doors and windows are now fully fitted and sealed against the elements, along with windows sills and finished plaster internally. The old sash windows that they replace were in poor condition, as well as being very inefficient. We have been as sympathetic as possible in recreating the original appearance internally, whilst adding a modern edge to the exterior detailing. In echoing the anthracite cladding of the roof room, we have aimed to have a consistent colour scheme that ties the new additions together.

As the festive season starts to sink into the dim and distant past, the real life tasks continue. When you have six bedrooms, five bathrooms, a large kitchen diner and a plethora of halls and corridors, the plasterboarding of walls and ceilings goes on. And on. And on.
We have to pay attention to the smaller details, such as acoustic insulation between floors and walls, as well as boosting thermal insulation via the use of insulated plasterboard.
The other interesting challenge presented by older buildings is how to fit these modern, straight, flat and smooth materials to very bowed and bendy surfaces. Suspended ceilings are a useful answer!
