Local Landlords!! Is your property compliant with the rental sector electrical laws?

As part of the government’s ongoing work to improve the safety in the private rented sector, from the 1st of June 2020 the government brought in regulations that require all new tenancies in rented properties to have a satisfactory Electrical safety
certificate (EICR) in place. From the 1st of April 2021, these regulations were extended to all new and existing tenancies.

As the evenings begin to draw in and the temperatures start to drop, we are starting to see stoves and fires on, candles being lit and the boiler being fired up again to get that nice cosy feeling.
It is more important than ever to make sure you are regularly testing your smoke and CO alarms to make sure they are working.
Last year the fire service responded to more than 27,000 house fires and in these fires, nearly 200 people lost their lives. A one minute test, once a month is all it takes to save lives and keep your family safe.
If you are in a rental property, it is law that there is at least one smoke alarm on each habitable floor. As a tenant, it is your responsibility to test these and make sure the batteries are replaced if they run out. If you have a 10 year alarm, where the battery cannot be replaced, let you property manager or landlord know as they will need to get it replaced for you.

Pets in Rental Properties

John and Michelle have just come back from a week away in Brixham. As they were telling me about their trip, something struck me – and that was how they had to pay considerably more to find a pet-friendly property when compared to properties that stated no pets. Pet-friendly holiday lets are in short supply.

It made me think about rental properties in Kirkby Lonsdale and the South Lakes. People love this part of the world because of all of the wonderful countryside so it stands to reason that more people are likely to have pets. Enquiries for pet-friendly properties have really shot up, not just in this area but around the UK. We’ve even had tenants offering to pay more than the asking price if they can have their furry friend with them.
