WHY WORK WITH US?

Recently, we’ve had more landlords getting in touch to discuss different options for the upcoming academic year, so we wanted to share a little more about how we work and what matters to us as an agency.

We’re a boutique student letting agency, and we’ve chosen to stay that way intentionally. By keeping our portfolio smaller, we can genuinely focus on each property, its long-term performance as an investment, and the experience tenants have living there.

We treat every property as if it were our own, meaning nothing gets ignored, maintenance is handled proactively, and marketing is reviewed annually to keep properties performing in a changing market.

We also recognised years ago that the student market had changed significantly. Expectations and standards are much higher than they once were, which is why we strongly believe schemes like LU Homes are incredibly important for student landlords today.

Not the most exciting post… but one we’re proud of 👀

This week GEM Homes completed our annual Propertymark audit, reviewing our processes, compliance, and client money handling.

The private rented sector in the UK is heavily regulated, with well over 100 individual laws and hundreds of pieces of legislation that landlords and managing agents must comply with, and it’s an industry that changes often.

While formal qualifications aren’t required to manage property, we chose to become Propertymark members so we are qualified, our business is audited annually, and our work is held to a clear professional code of practice.

For landlords, this means confidence that their property and finances are managed correctly. For tenants, it means safer, well-run homes and an agent that’s accountable.

It’s why we value being part of Propertymark, and why doing things properly has always been a priority at GEM Homes.

• 📸 49 bedrooms staged, photographed & filmed in one week (not including communal areas 😅)
• 🌐 Website launched
• 🧩 A new CRM (with a few trials and tribulations along the way)
• 🏅 Became Propertymark accredited — the only HMO specialist in Lancaster
• ⭐️ Achieved Airbnb Superhost status
• ⏱️ Our busiest summer turnaround to date, planned and completed on time
• 🔑 100% of our portfolio let agreed, with a record number of renewals

This year marked a big period of growth for GEM Homes.

What a Difference a Refresh Makes!

When this studio came to us, it was definitely in need of a little TLC! 💫
