Sending Christmas wishes and positive thoughts for the New Year to all my tenants, professional contacts, friends, followers and all in my wider support network!

2023 has been another enjoyable year in my landlord and property development journey and - of course! - there are new projects planned for the coming year, too. For now, though, (except in the case of a property-emergency!), I'm signing off now to enjoy the Christmas break myself.

It feels like just yesterday than mine were but, in fact, it's years. They certainly had a mixed bag of accommodation, which is ultimately why I got into the 'landlord business' of course. I try to make sure my properties have everything the student or young professional would need but I understand everyone wants to bring their own touches to a place.

As a landlord, there is always something to learn or to keep up-to-date with: this week, it's been insurance. I didn't realise that - potentially - 4 out of 5 properties in the UK (commercial and residential) are under insured; it's a scary figure and has made me reflect on my own cover.

But what are the implications of being under insured? And what can we do about it? Fortunately, the webinar where I learnt this fearful fact also provided many of the answers: it means my 'to do' list just got a bit longer but I'm grateful that I will have been saved the financial black hole should one of my properties be seriously damaged.

It's been a while since I've shared any news (sorry!) but I'm pleased to say that it's because I've been busy and deep into my next property overhaul.

This one isn't a new property - in fact it's the first one we bought! - but it was in need of some work to bring it up to the standard I like for my tenants. With the previous tenants now having moved on (and my last property project finished), now was the time to do that.

Anyway, it's going well and I hope to have some photos to share soon. In the meantime, just sharing this blog I wrote a while ago as I'm referring back to it myself at the moment too!

Even with interest rates rising, are your savings really working as hard as they should be? My property investment business could offer you better-than-interest-rate returns on your cash.

Isn't it exciting to see a property you have worked so hard on being listed with an agent, ready to attract some lovely tenants?!

This is the property which has been the subject of several posts and updates on here over the last year so very happy to share that it's now 'public'!

Thanks to SpareRoom for making my first experience of using an agent really straight-forward (so far anyway!). I would also say thanks for taking such lovely photos but, of course, they had such lovely rooms to work with!!

My latest property is now complete and ready for new tenants!

It's taken over a year of hard work from everybody - because, as you can see from the images here, there was some fairly heavy-duty work taking place. (These images are all of the same room, what is now the kitchen and living area!).

I was delighted to have a little 'open house' recently for family, friends and some of the people who have helped me complete this project and I was so pleased to hear their views.

I am not a large corporate set-up but it’s my personal touch which reassures both my tenants and my investors that I am a credible opportunity. I invest in properties local to me (all, so far, in the Southampton area) so that I can oversee development work and manage lettings.
