✨ Budapest, what a city. 🇭🇺❤️

I'll be honest, I nearly didn't book this trip.

The thought of spending my birthday away on my own didn't exactly fill me with excitement, and there was definitely a part of me that wondered whether I should just stay at home instead. 🤷🏼‍♀️

But I've learned something over the last few years...

If you keep waiting for the perfect circumstances, the perfect timing, or the perfect person to come along, you can end up missing out on some pretty incredible experiences. ✈️🌍

I've got amazing friends and family ❤️, but they're all busy building lives of their own too. Rather than miss out, I decided to take myself away.

And I'm so glad I did. 🥰

This city completely blew me away. The architecture 🏛️, the history, the views 😍, the atmosphere, the sunsets over the Danube 🌅... it's genuinely one of the most beautiful places I've ever visited.

Of course there were moments when it would have been nice to have someone to share it with. But not once did I wish I'd stayed at home.

Sometimes you've just got to back yourself 💪🏼, step outside your comfort zone ✨, and do the things you want to do, even if nobody is there to hold your hand.

Life is happening now, not someday. ❤️

And this trip was a lovely reminder of that.

Thank you so much for all the birthday messages yesterday. I honestly felt so loved.

Having my birthday on the summer solstice feels pretty fitting… anyone who knows me knows I absolutely live for the sunshine. ☀️

To celebrate, I finally ticked Budapest off my bucket list after talking about it for over five years. I spent the day exploring a beautiful city, relaxing in the thermal baths, enjoying steak and chips (because birthday calories don’t count 😅), before finishing with the most incredible sunset cruise along the Danube.

As I turn 36, I’ve realised something…

This past year has taught me more than I could ever have imagined. It’s challenged me, stretched me, and helped me become so much clearer on who I am, what I want, and the kind of life I want to create.

Not everything has gone to plan, but every twist and turn has taught me something valuable.

So instead of worrying about where I thought I’d be, I’m choosing to be excited about where I’m going. 😊

Chapter 36: Chasing the Sun. ☀️

More adventures.
More growth.
More courage.
More memories.
More saying yes.

Here’s to embracing every opportunity, trusting the timing of life, and making this my best chapter yet.

This morning’s office… 🏡

A successful morning of viewings at one of our HMOs in central Headingley, Leeds, and I’m pleased to say we’ve already let one of the rooms. 🙌

What’s funny is this wasn’t always a success story.

This was actually the first property I ever took on with this landlord. It needed a lot of work, but by communicating well, looking after the property as if it were my own, and delivering on everything I promised, that relationship grew.

Fast forward to today, and that same landlord has trusted me with another three properties.

That’s one of the biggest lessons I’ve learnt in property:

Property is a relationship business.

People often ask me, “How do you find more deals?”

The answer isn’t just sending hundreds of messages or making endless calls.

It’s about building trust.

✅ Do what you say you’re going to do.
✅ Communicate well.
✅ Look after your landlords’ properties.
✅ Treat letting agents with respect.
✅ Build relationships that last.

One great relationship can lead to multiple opportunities without constantly chasing the next deal.

This is exactly what I teach inside my Rent-to-Rent HMO mentorship because finding your first deal is only the beginning. Learning how to build a business that landlords want to keep working with is what creates long-term success.

🚀 The goal was never to build a business that needed me 24/7.

One of the biggest shifts in business is realising you can’t do everything yourself. 💭

Today I’m interviewing candidates to help strengthen my power team on the ground in Leeds. 🏡

From viewings 👀 and property inspections 📋 to room turnarounds 🔨 and general property management support 🤝, I’m looking for people I can trust to help keep things running smoothly.

I’ve already got an amazing VA in the Philippines 💻🌏 who handles much of the admin side of the business, but as we grow, having reliable people on the ground becomes just as important.

For a long time I tried to do everything myself:
📞 The calls
🏠 The viewings
📋 The inspections
📑 The paperwork
🔑 The tenant issues

But building a business isn’t about being the busiest person in the room. It’s about creating systems ⚙️, building a great team 👥 and creating opportunities for good people who want to grow alongside you.

🌅✨ A week of perspective ✨🌅

This week I’ve explored caves in Gibraltar 🇬🇮, wandered the beautiful streets of Granada 🇪🇸, watched some incredible sunsets 🌅 and made memories I’ll treasure forever with my mum ❤️

At the same time, the business hasn’t stopped 📱💻🏡

I’ve been taking calls ☎️, helping mentees 🤝, supporting Diane with a 7-bed HMO viewing 🏠🔑, speaking to landlords and I’ve got 7 HMO viewings lined up when I get home tomorrow 🙌

A few years ago, I thought success meant constantly chasing the next deal 📈

Now I realise success is being able to do both ✨

Building a business I’m proud of 🏡💪 whilst still having the freedom to spend quality time with the people who matter most ❤️

This week has reminded me that the goal was never just more properties, more deals or more money.

The goal was freedom 🌍✈️☀️

Freedom to make memories, be present, and enjoy the journey whilst building a life you love ❤️

It’s seeing someone go from thinking about it to actually doing it. 💪

John joined my 6-month Rent-to-Rent mentorship in June 2025.

Like many people, he was juggling work, family commitments and the fear of putting himself out there. His first few offers didn’t get accepted, but he kept going.

A few weeks later, he secured his first Rent-to-Rent HMO deal. 🎉

The difference wasn’t that he suddenly became an expert overnight.

The difference was taking action, having support when things didn’t go to plan, and having someone there to guide him through the process.

This is exactly why I love mentoring. Seeing people build confidence, take action and create results they once thought were out of reach.

Feeling reflective today ❤️

This year hasn’t turned out how I thought it would ✨

Some plans changed. Some things ended. Some things I thought I wanted no longer felt right.

But standing here today, travelling with my mum 🌍, planning a huge new chapter later this year and feeling calmer than I have in a long time, I’m realising that life doesn’t always need to go to plan to still be good ☀️

Sometimes we have to pivot 🔄

Sometimes we have to let go of the version of life we imagined 💭

And sometimes the unexpected path ends up feeling more like you 🤍

Right now, I’m trying to stop constantly chasing the next thing and just enjoy where I’m at, with the people who mean the most to me ❤️

I started property with £5k… 6 months later I’d replaced my physio salary 🤯

When I started, I thought property investing was only for wealthy people with loads of experience.

I was wrong 👀

I learnt a strategy, took action and secured my first Rent to Rent deal within 3 weeks.

6 months later, I’d replaced my physiotherapy salary.

Now property gives me flexibility, multiple income streams and the ability to work whilst travelling 🌍✈️

No, it’s not easy.
No, it’s not passive.
But it can genuinely change your life.

Today was one of those days that reminded me exactly why I started all of this ❤️☀️🇪🇸

Spent the day exploring Seville with my mum and creating memories whilst building a business that gives me the freedom to work from anywhere 🌍❤️

But the business doesn’t stop just because I’m travelling ✈️

Today also looked like:

🏠 Another potential rent-to-rent HMO offered to me
🤝 Scheduled a call with a social housing provider
🏡 Had one of my houses checked out by an SA management company
📞 Helped 2 of my mentees with questions so they can move closer to securing their first deals
☕ Had 2 discovery calls with potential new mentees who want to build this lifestyle too
☀️ All whilst exploring one of the most beautiful cities I’ve visited

People often ask how I manage property remotely… truth is, systems, great people around me, and building a business that supports your life rather than takes over it 🙌

This is exactly why I took the risk in the first place ❤️

OK… everyone keeps asking about the swimwear 👀☀️

So here’s the update…

I finally got my sample photos back and honestly… I’m really proud 🥹🤎🤍

This has become a bit more than just an idea now. I’ve absolutely loved designing these pieces and creating swimwear that actually feels flattering, supportive and made for women with curves, b***s and bums 🙌

A little reality check though… after going through the sampling process, I’ve realised my current supplier is more of a one-man band, so scaling this into the business I want it to become probably means I need to rethink manufacturing and take my time getting it right.

I’ve also got a few personal/life bits I’m sorting in the UK right now, so progress might be slower than I hoped — but this is not being shelved ❤️

Nothing will be launching this year, but I’m aiming for a 2027 collection and I’m committed to building something that focuses on:

✨ flattering cuts
✨ proper support
✨ quality fabrics that last
✨ good linings (because see-through swimwear is not the vibe 😅)
✨ pieces you keep for years, not one holiday

This is still sample stage, so edits will happen — but I’d genuinely love your thoughts…
