When I started, I thought property investing was only for wealthy people with loads of experience.

I was wrong 👀

I learnt a strategy, took action and secured my first Rent to Rent deal within 3 weeks.

6 months later, I’d replaced my physiotherapy salary.

Now property gives me flexibility, multiple income streams and the ability to work whilst travelling 🌍✈️

Today was one of those days that reminded me exactly why I started all of this ❤️☀️🇪🇸

Spent the day exploring Seville with my mum and creating memories whilst building a business that gives me the freedom to work from anywhere 🌍❤️

But the business doesn’t stop just because I’m travelling ✈️

Today also looked like:

🏠 Another potential rent-to-rent HMO offered to me
🤝 Scheduled a call with a social housing provider
🏡 Had one of my houses checked out by an SA management company
📞 Helped 2 of my mentees with questions so they can move closer to securing their first deals
☕ Had 2 discovery calls with potential new mentees who want to build this lifestyle too
☀️ All whilst exploring one of the most beautiful cities I’ve visited

People often ask how I manage property remotely… truth is, systems, great people around me, and building a business that supports your life rather than takes over it 🙌

This is exactly why I took the risk in the first place ❤️

OK… everyone keeps asking about the swimwear 👀☀️

So here’s the update…

I finally got my sample photos back and honestly… I’m really proud 🥹🤎🤍

This has become a bit more than just an idea now. I’ve absolutely loved designing these pieces and creating swimwear that actually feels flattering, supportive and made for women with curves, b***s and bums 🙌

A little reality check though… after going through the sampling process, I’ve realised my current supplier is more of a one-man band, so scaling this into the business I want it to become probably means I need to rethink manufacturing and take my time getting it right.

I’ve also got a few personal/life bits I’m sorting in the UK right now, so progress might be slower than I hoped — but this is not being shelved ❤️

Nothing will be launching this year, but I’m aiming for a 2027 collection and I’m committed to building something that focuses on:

✨ flattering cuts
✨ proper support
✨ quality fabrics that last
✨ good linings (because see-through swimwear is not the vibe 😅)
✨ pieces you keep for years, not one holiday

I’m incredibly grateful to Steph Batey, for inviting me to be part of such an amazing opportunity alongside so many inspiring women in the industry ❤️

When I first started in property, I honestly had no idea where the journey would take me. If sharing my story can inspire even just one woman to believe in herself, get involved in property, and create a little more financial freedom, time freedom, and security for her future… then every challenge along the way was worth it ✨

Doing viewings this morning in the sunshine ☀️🏡✨

It’s funny because when people think about property, they often imagine Lambos, passive income and sitting on a beach somewhere 🍹😂

The reality? 👇🏼

📱 replying to enquiries
🏡 doing viewings
🔧 solving problems
📊 tracking numbers
📞 chasing contractors & agents
💻 managing tenants whilst travelling
😅 and staying consistent even when you’re tired

But this one HMO alone brings in around £875pcm cash flow once fully occupied 💰🏠

And when you stack a few deals together, it genuinely starts creating freedom 🌍✨

I started with around £5k, no property background, and honestly no clue what I was doing half the time 🤣🙈

So if you’re currently sat there thinking you’re ‘not experienced enough’ to start… trust me, none of us knew what we were doing at the beginning 💭💫

Five viewings today for potential rent-to-rent HMOs 🏡✨

This morning I also had a call with my mentee John, whose HMO is making him over £700 per month cash flow 💥 and we’re working together to grow his portfolio even more this summer.

Honestly, there is SO much opportunity in property right now.

With all the changes around Renters’ Rights, a lot of HMOs are sitting vacant, landlords are nervous, and opportunities are appearing everywhere for people who are ready to take action 👀

I know property can feel overwhelming when you’re first starting out, but you genuinely do not need to own loads of houses or have millions in the bank to get involved.

You just need to start learning, start viewing properties, start having conversations… and back yourself a little bit more 🤍

Today this honestly made my day ❤️

One of the most rewarding parts of building a business isn’t just the deals, the travel, or the freedom… it’s being able to genuinely help other people improve their lives too.

My VA sent me this today after her daughter graduated, and knowing that the opportunities we’ve created together have helped support her education honestly makes me really proud 🥹🎓

Sometimes we forget that behind the emails, calls, admin and day-to-day work are real people, real families, and real dreams.

I’m so grateful to be in a position where I can hopefully continue helping her, her family, and others along the way. Giving back in even small ways means more to me than I can explain ❤️

If I had to start again in property with just £5,000… here’s exactly what I’d do 👇🏼✨

I wouldn’t waste years trying to save massive deposits 🏡

I wouldn’t jump straight into expensive flips 💸

And I definitely wouldn’t focus purely on buying standard buy-to-lets that only cash flow £200–£300 a month.

Why? 🤔

Because for me… CASH FLOW created freedom 💥🌍

Cash flow is what allowed me to leave my physio job 👩🏼‍⚕️➡️🏠

Cash flow is what allowed me to travel ✈️

Cash flow is what allowed me to create OPTIONS in life 🤍

A lot of people get obsessed with capital appreciation… and yes, long term, appreciation is amazing 📈

But if your goal is to actually leave your 9–5 anytime soon…

You’d potentially need 10–20 standard buy-to-lets cash flowing a couple of hundred pounds a month just to replace a normal salary 😅

That’s a LOT of deposits.
A LOT of mortgages.
And a LOT of capital tied up.

So if I was starting again today with £5k?

I’d focus on:
✔️ Learning how to analyse deals properly
✔️ Understanding rent-to-rent & company lets
✔️ Finding areas with strong room demand
✔️ Building relationships with agents & landlords
✔️ Creating systems EARLY
✔️ Taking action before feeling “fully ready”

Most people don’t fail because they’re incapable.

They fail because they overthink for 2 years and never actually start 🚀

I started with around £5k and no huge investor backing… and now I manage close to 90 tenants whilst building a business that gives me flexibility and freedom 🌍✨

And honestly? That freedom matters more to me than flashy cars or pretending to be rich on Instagram 😂

I’ve actually had loads of people recently asking me how I got started, how I structure company lets, and what systems/contracts I actually use in my business 👀

So I’m thinking about putting together a practical starter pack with the templates, calculators and resources I wish I’d had when I started with my first HMO 🏡✨

Would that actually be useful People? 🤔

Back in the UK 🇬🇧✈️

After a month in Sri Lanka, some serious sunshine, a lot of thinking time, and a much-needed reset… it’s straight back into property mode 😅🏡

Today’s agenda:
✔️ Viewings
✔️ Checking in on the flip
✔️ Passport renewal chaos 😂
✔️ Catching up with family
✔️ Hunting for more HMOs & investment deals

And honestly… one of the biggest things I’ve realised whilst being away is how important it is to build a business that can still operate when you step away from it for a little while.

The phones didn’t stop.
The tenants still needed support.
Deals still needed progressing.
Rooms still needed filling.

But the world didn’t fall apart because systems, relationships, and experience start carrying things for you over time 🙏

Had a really good call with one of my mentees yesterday as well, mapping out different areas for her next HMO deals and showing her the exact strategies I’ve personally used to build relationships with agents and secure opportunities 🤝

Sometimes you don’t need to completely change direction…
You just need a little space to recharge and come back sharper and ready to go! 💪

This past month I’ve been travelling around Sri Lanka whilst my rent-to-rent HMO business continued running back in the UK 🇱🇰👇

And one thing I really want more people to realise about property is…

You do NOT have to OWN property to make money from property 🤯🏡

A lot of people think they need huge deposits, investor finance or multiple houses before they can create freedom… but that simply isn’t true.

I personally do rent-to-rent HMOs, which means controlling and managing properties without actually owning them — creating cash flow from the difference between the rent paid to the landlord and the income generated from the rooms 💸

And honestly? It completely changed my life ❤️

I started with around £5k and built from there 📈✨

Over the last month I’ve been:
✔️ Travelling Sri Lanka 🇱🇰
✔️ Going on safari trips 🐘
✔️ Climbing mountains at sunrise ⛰️
✔️ Enjoying beach days 🌊
✔️ Working on launching a luxury swimwear brand 👙
✔️ Actually having time to enjoy life ☀️

Meanwhile, my property business has still been running through systems, relationship-building and having the right people around me 🤝

I’ve got:
👉 A Filipino VA helping run operations remotely 💻
👉 Cleaners and people on the ground I trust 🧼
👉 Strong relationships with agents who now bring me opportunities directly 🏡
👉 Systems for tenanting, viewings and managing HMOs 📲

So whilst the business obviously still needs overseeing, it’s no longer completely dependent on me being physically there 24/7.

And THIS is exactly why I got into property in the first place:
✨ Time freedom
✨ Location freedom
✨ Building income that gives you choices

A good rent-to-rent HMO can often generate anywhere from £600–£1,200+ per month cash flow when done properly 💰 so realistically just a few strong deals can completely replace a lot of people’s monthly salary.

I think sometimes people massively underestimate what’s actually possible when you build the right systems, back yourself and stop waiting for the “perfect time” to start 🚀

Because freedom doesn’t always come from OWNING everything…

Sometimes it comes from creating something that works for you instead! 😎
