Bank of England holds rates hold steady! If you are navigating the property market right now, consider these tactical shifts to protect your finances:

💰 Get a Decision in Principle (DIP) EarlySecure a DIP from a lender immediately. Many lenders will honor the interest rate quoted in your DIP for 90 to 180 days, locking you in against further market increases while you shop.

🏠 Phase 2: Factor in a 10% Affordability BufferDo not stretch your budget to the absolute maximum allowed by the bank. Calculate your monthly outgoings assuming your mortgage rate could spike another 1% to ensure you have a comfortable lifestyle safety net.

💵 Phase 3: Weigh 2-Year vs. 5-Year Fixed Options5-Year Fixed: Offers long-term budget stability if you plan to stay in the home for a while and fear inflation will keep rising.2-Year Fixed: Keeps your options open to refinance sooner if the Bank of England manages to curb inflation and lower the base rate by 2028.
