Strong demand. Great nightly rates. Prime location.

But then came the hidden cost…
💸 £4,000 per year service charge.

And suddenly, the numbers told a very different story.

This is where a lot of investors get caught out. High service charges don’t just reduce cash flow, they can affect mortgage options, eat into profits, and damage long term returns.

The biggest mistake in property investing isn’t overestimating income…
It’s underestimating costs.

Last week I hit a 178kg PB…

and it proved something I already knew:

consistency compounds.

That lift didn’t come from one good session.

it came from showing up on the days I didn’t feel like it.

And that’s the exact mindset I’m taking into next year

as I secure my first 3 BTLs.

Running 45+ units nationwide is full-on.

There’s always something to fix, improve or refine.

But if I want to transition from just operating units

to actually owning more of them.

I need the same consistency that got me to that PB.

The criteria is mapped.

The funds are lined up.

The search has started.

It’s the stacking.

good days, good decisions.

turning up regardless

that’s going to build the portfolio.

The PB was the proof.

The consistency is what will build the future.
