A tenant left his room in the worst condition I’ve ever seen to date, the whole bed had to be replaced and it took 6 hours to do, lovely after you’ve worked a full day just before! 😅
Georgina Mann had a few potential tenants coming around the following morning!!

New entranceway was suggested for the convenience of the shop keeper below.
After inspection and discussion with the shop manager, the conclusion was in short: the tenants we have chosen do not ever concern or bother the shop keeper in anyway, so he feels no need to separate the shop from entrance to hmo 🙂👌🏻

This has saved our client money and hastle for now and into the future and is a massive well done to Georgina and her abilities who has hand picked all our tenants for this HMO from the beginning 🙂👌🏻👌🏻👌🏻👌🏻👍🏻

Message to our client:

I also looked at the possibility of making the new entrance from the side of the building into the hmo entrance area, as discussed with yourself …… and think that it would have to go through a wall which is down inside a alleyway in the next building for it to be any real use logistically.
This means asking for permission from the building owner next door, planning permission to go through and open up a load bearing wall in through to the inside of the storage area where the toilet is situated!!
In short…….. I think it would be a massive amount of money to do this properly and it would probably all hinge on the owner of the building next door allowing you use his alleyway as an access.
You would be entering through where the toilet exists also, which means moving the toilet or removing the toilet that the shop workers use!! 😕

I have spoken to the manager of the shop and we both spoke about the possibility of doing a new entrance for his convenience…… he said he is very happy how it is because all of our tenants are very nice and never cause any problems at all.
My thoughts on inspection have concluded that it is best kept the way it is now 🙂
I think it would cost so much to do properly and the manager of shop is completely fine with the tenants going through his area 🙂👍🏻
